The Cloud One Residences Wynwood: Hotel and Condo Pre-Construction Guide (2026)

The Cloud One Hotel & Residences Wynwood is a planned eight-story building at 2215 NW 1st Place in Wynwood, Miami, that combines 85 condominium residences with a 214-room The Cloud One hotel, rooftop amenities and ground-floor retail. Also marketed as The Cloud One Residences Wynwood and often shortened to Cloud One Wynwood, it rises on the former Whale & Star site, a nearly one-acre assemblage that covers half a city block. The developer is Whale & Star Wynwood Owner LLC, a venture of Motel One Group (parent of The Cloud One Hotels), Ralf Buschl of BUSCHL Group and Sebastian A. Ludke of ALP.X Group. HWKN Architecture leads the design, and Douglas Elliman leads sales.

The project matters to the brand as much as to the neighborhood. According to Motel One's 2026 announcements, it is the first ground-up U.S. development for The Cloud One Hotels and the first property to combine a hotel and branded residences under The Cloud One name. The brand's first hotel opened in New York in 2022, and Motel One operates more than 110 hotels. Condo sales launched in mid-2025 and a Wynwood design gallery opened in autumn 2025, but as of October 22, 2026, no groundbreaking or construction loan has been reported. This guide covers what the development team and public filings actually show, where those sources disagree, and how to compare Cloud One with other Miami pre-construction condos. For the area itself, start with our Wynwood neighborhood guide.

The table reflects the developer's current sales site, the March 2026 Motel One release, the August 2026 hotel announcements and press coverage from 2024 and 2025. Where those sources give different numbers, the sections below show both. Confirm every line with the sales team before you rely on it.

Residence mix, sizes and penthouses

Cloud One is a small condo component inside a larger hotel building. Its 85 residences run from studios to three-bedroom loft-style homes, and Sharon Novotny of Douglas Elliman's development marketing team told The Real Deal at launch that more than 60% are one-bedrooms. The top of the range is 15 duplex, double-height penthouses. Per-type counts beyond that split have not been published.

The published size range has moved as the design matured:

Source and dateResidence countSize range
2024 design-review filing, as summarized by Florida YIMBY (September 2024)87406 to 1,592 square feet
The Real Deal, quoting Sebastian Ludke at launch (May 2025)85About 500 to more than 2,000 square feet
Motel One release (March 2026); also South Florida Agent Magazine (June 2025)85450 to more than 2,200 square feet

The 2025 and 2026 marketing figures are the most recent published, but the gap between the filing and the brochure is worth asking about, because a marketed size can count terrace or mezzanine area differently from the interior figure in a condo document. Ask which measurement the floor plans and the purchase contract use. None of these ranges is split by bedroom count, so do not assume a one-bedroom falls at any particular point within them.

Ceiling heights stand out. Florida YIMBY, citing the South Florida Business Journal, reported 10-foot ceilings in the standard residences, and The Real Deal, South Florida Agent Magazine and the August 2026 hotel announcements report ceilings of up to 22 feet in the duplex penthouses.

What comes inside each residence

The developer's site, the March 2026 Motel One release and 2025 press coverage describe:

  • Floor-to-ceiling windows and private terraces, per the Motel One release.
  • Juliet balconies or double-height ceilings in select residences, per the developer's site.
  • SieMatic cabinetry and Miele appliances.
  • In-unit washers and dryers, per Florida YIMBY's 2025 coverage and MAWD's project page.
  • A private residential lobby and reception, separate from the hotel, per South Florida Agent Magazine and the developer's floor program.

MAWD designed the interiors and furnishings of the common areas and the kitchens and baths of all residences. MAWD's own project page describes the residences as fully furnished, but the developer's site does not say so, so ask the sales team what is included and get it in writing.

How the building is organized

The developer's floor program stacks the uses like this:

LevelUse
Level 1Residential lobby, hotel lobby and retail
Mezz-2Valet parking
Levels 2 to 5Hotel rooms
Levels 6 to 8Condominium residences
RooftopPool, restaurant and bar, fitness center and spa

One discrepancy to note: the 2024 filing, as summarized by Florida YIMBY, put the hotel on floors 3 to 5 rather than 2 to 5. Either way, every residence sits above the hotel floors, and residents share the building with hotel guests while keeping a separate lobby. The 2024 filing put the hotel rooms at 223 to 425 square feet, and the total building area at 246,307 square feet.

For buyers, that structure means two things. First, the condo floors are few, so floor and orientation choices are limited from the start. Second, the hotel's guests, restaurant and rooftop will shape daily life in the building more than they would in a standalone condo. Our guide to branded residences vs. luxury condos in Miami walks through the trade-offs of living alongside a hotel operation.

Architecture and project renderings

HWKN's design wraps the building in large-scale exterior murals curated by Goldman Global Arts, the team behind Wynwood Walls, making the art the neighborhood is known for part of the facade design. The renderings show a mural-clad base with tapered columns at the street corner, glassy upper floors and planting on the roof. ODP Architecture & Design is the architect of record. Florida YIMBY's summary of the 2024 filing also lists Christopher Cawley Landscape Architecture for the landscape and Bliss & Nyitray, MG Engineering and Schwebke-Shiskin as the engineers.

Images are renderings of a building that has not been built. The March 2026 Motel One release credits the exterior renderings to Binyan Studio and HWKN.

Renderings show the building's intended street presence, not the outlook from a given residence. With condos only on levels 6 to 8 of an eight-story building, ask the sales team for the view study and the orientation of each line you are considering.

Amenities and services

The amenity program is concentrated on the roof, where HWKN's project description and the August 2026 hotel announcements list:

  • A landscaped rooftop terrace.
  • A pool and pool deck with food and beverage service.
  • An indoor-outdoor restaurant and bar.
  • A fitness center with an outdoor yoga and stretching area.
  • A spa with a steam room and sauna.

Inside the building, the developer's site adds a co-working lounge, a coffee bar, concierge service and in-home services, and the August 2026 announcements describe a la carte hotel services for residents. The ground floor holds retail space; The Real Deal reported in May 2025 that it may include a small grocery. In all, the project carries 11,350 square feet of commercial space: 8,935 square feet on the ground floor plus the rooftop restaurant and bar.

Because the rooftop restaurant and bar are commercial spaces open to hotel guests, ask how resident access to the pool deck will work, whether any rooftop area is reserved for owners, and which hotel services carry separate charges.

Parking

Florida YIMBY reported 87 parking spaces in both 2024 and 2025, and the developer's floor program puts valet service on Mezz-2. The 2024 filing requested waivers to reduce the parking requirement by 30% and to permit parking on the mezzanine level. How spaces are assigned to residences has not been published, so ask whether a space is included with your residence or sold separately.

Pricing at launch and current listing data

At the May 2025 launch, The Real Deal reported prices starting in the high $500,000s and averaging about $1,250 per square foot; other outlets confirmed the high-$500,000s starting point. No updated developer price list has been reported since.

Listing data offers a second reference point. As of October 22, 2026, two Cloud One residences are on the MLS: #612, a 478-square-foot studio asking $515,900 (about $1,079 per square foot), and #621, a one-bedroom asking $690,000. Both had been listed for about 196 days. These are asking prices entered by listing agents, not the developer's price list. A single studio's price per square foot is not directly comparable with a building-wide average that includes larger residences and penthouses, but it is a useful prompt: ask the sales team how current developer pricing compares with these listings before you choose between them. Current listings appear on the Cloud One building page.

The developer has not published a deposit schedule, association budget or rental policy. Those three items will shape the cost of ownership more than the headline price, so request them before you reserve.

Location: 2215 NW 1st Place in Wynwood

The site is a nearly one-acre assemblage on NW 1st Place in Miami's 33127 ZIP code, and the planning filings cover 2215 to 2237 NW 1st Place plus parcels at 175 NW 22nd Street and 170 NW 23rd Street. In all, it covers half a city block. The sales gallery is on the same street, at 2242 NW 1st Place, so you can see the architectural model and materials and then walk the block where the building will stand.

Wynwood is a district of murals, galleries, restaurants and nightlife, and that activity is something to test in person: walk the surrounding blocks on a weekday morning and again on a weekend night before deciding whether a residence above a hotel and rooftop bar fits how you live. Groundbreaking and financing. In mid-2025, groundbreaking was targeted for late 2025 or early 2026. As of October 22, 2026, we found no report that it has happened. The Real Deal reported in May 2025 that the developers had self-funded the work to that point, including demolition, and planned to secure a construction loan for vertical construction. No closed loan has been reported. The 2026 Miami-Dade tax roll still classifies the parcel as vacant commercial land owned by the developer entity, though that reflects conditions on January 1, 2026.

Completion target. Mid-2025 coverage, including South Florida Agent Magazine and Florida YIMBY, pointed to completion in 2027 or late 2027. The most recent announcements, from August 2026, target a 2028 opening. Treat 2028 as the current target, and remember that the slip happened before any construction start was reported.

For buyers, the practical reading is that Cloud One is selling, with no construction start reported. That is normal for Miami pre-construction, but it makes the construction loan the milestone to watch. Our October 2026 pre-construction news roundup and the monthly Miami pre-construction condos guide track financing and groundbreaking announcements as they happen.

NoMad Wynwood329 furnished residences by Related Group, Tricap and Sydell9Wynwood's earlier hospitality-branded condo at 2700 NW 2nd Avenue

These projects share a height and a neighborhood but solve different problems. DUOS is a smaller hotel condominium in which the suites themselves are the hotel inventory; see our DUOS Wynwood guide. Twenty-Six & 2nd has reached the financing and groundbreaking milestone that Cloud One has not, according to Florida YIMBY's May 2026 report. NoMad Wynwood is the earlier hospitality-branded model, at roughly four times Cloud One's residence count; our NoMad Residences guide covers it in detail. Cloud One's distinction is the split it makes between a separate hotel and a smaller condo component with its own lobby, plus the double-height penthouse line.

If short-term rental flexibility is central to your plan, compare published rental rules side by side; our list of Miami condos that allow short-term rentals is a starting point. Cloud One has not published its rules, so do not assume the hotel on site means owners can rent nightly.

How to evaluate The Cloud One before you reserve

  1. Join the waitlist on the Cloud One building page for floor plans, pricing updates and new listings.
  2. Visit the gallery at 2242 NW 1st Place and ask for floor plans showing interior and exterior square footage separately, along with the view orientation for each line.
  3. Request the documents that set your costs: the current price list, the deposit schedule, the proposed association budget and the rental policy. Ask whether owners can place a residence in any hotel rental program.
  4. Ask what is included. Confirm whether residences are delivered furnished, whether parking is included, and which hotel services carry separate fees.
  5. Track the construction loan. Ask how deposits are held and what the contract allows if the opening date moves beyond 2028.
  6. Compare on the same terms. Put Cloud One beside DUOS, Twenty-Six & 2nd and NoMad on price per square foot, deposits, association costs, rental rules and construction status. Our complete guide to branded residences in Miami explains how hotel-branded buildings typically differ from conventional condos.
  7. Work with an advisor who tracks the pipeline. REHUB Miami follows Wynwood's pre-construction projects and can tell you when Cloud One's financing, pricing or timeline changes.
