Casa Wyn Wynwood: ABH Developer Group's 24-Residence Condo Guide (2026)

Casa Wyn is a 24-residence condominium at 355 NW 31st Street in Wynwood Norte, the residential northern part of Miami's Wynwood. The developer is ABH Developer Group, led by founder and CEO Alexis Bogomolni. The building rises three stories with a rooftop terrace. It has four compact floor plans from 401 to 755 square feet, all with one bathroom, and the developer's launch prices started at $359,000. Instead of a pool or gym, the amenities are a rooftop garden and grill area, secure bicycle storage and electric scooters for residents.

Status matters most here. The developer's model pages said "Available in 2024", and its FAQ promised occupancy "in 2025". Both dates have passed. Site photos dated April 4, 2026 show the shell finished and murals painted, but construction fencing was still up. As of October 22, 2026, both active listings in the building still say it is "currently under construction". This guide covers what has been published, what the site shows and what to check before you sign. For the wider pipeline, see our Miami pre-construction condos page.

The program details come from the developer's Casa Wyn website. We checked it again on October 23, 2026. Coverage of the February 2024 groundbreaking in South Florida Agent Magazine and two PROFILEmiami articles from December 2023 and June 2024 report the same 24-residence count. The architect and contractor names come only from banners on the site fence.

Floor plans and residence sizes

Casa Wyn is a small-unit building. Every plan has one bathroom, and the largest residence is 755 square feet. The developer publishes four floor plans with a starting price for each:

Floor planSizeLaunch priceLaunch price per sq ft
Studio401 sq ftFrom $359,000About $895
1 Bed500 sq ftFrom $389,000About $778
1 Bed + Den695 sq ftFrom $429,000About $617
1 Bed + Den (II)755 sq ftFrom $475,000About $629

Two things in the developer's materials do not line up, and both affect how you compare units:

  • The 500 square foot plan. The homepage price list calls it "1 Bed", and its model page is headed "1 Bedroom". But the developer's floor plan page describes it as a "larger studio unit" and lists "Bedrooms: Studio", and the model page itself calls it "a stylish studio apartment". Before you count it as a one-bedroom, ask whether it has a separate, enclosed bedroom.
  • The studio size. The homepage gives 401 square feet, and the studio model page gives 402.

The developer has not said how many of the 24 residences use each plan. The starting prices above appear on the same website whose unit table now reads "On request". South Florida Agent Magazine separately reported a "starting at $359,000" figure in February 2024. Treat these as launch-era prices rather than a current price list. At those launch prices, the den plans worked out to about $617 to $629 per square foot, against about $895 for the studio.

Architecture and renderings

The developer's renderings show a three-story building with a navy lower facade. A lit CASA WYN sign runs across the front, and a mural covers one section of the facade. Hanging greenery spills over the roofline, and a slatted canopy covers part of the rooftop terrace. Electric scooters are parked along the curb, a nod to the building's scooter amenity. The April 2026 construction photos show that layout taking shape: the shell is up, the murals are painted and the rooftop pergola is framed.

Developer renderings by ABH Developer Group and construction-site photos, as published with the building's MLS listings.

The only architect credit we found is a Modis Architects banner on the construction fence in the April 2026 photos. It does not say whether Modis is the design architect or the architect of record. A second fence banner names MG3 as the builder, and South Florida Agent Magazine's groundbreaking captions also thank "the MG3 team". The same pairing is behind ABH's Wyn Ave and W35 projects nearby, covered below.

The MLS listings disagree on the building's height. One records three stories and the other records four. The renderings and site photos show three residential floors under the roof deck, which fits both counts if the rooftop terrace is counted as a level.

Amenities

The developer's website and FAQ list a short amenity program:

  • Rooftop garden and grill area, with the pergola-covered terrace shown in the renderings
  • Landscaped common areas at ground level
  • Secure bicycle storage and parking
  • Electric scooters for residents, which PROFILEmiami described in December 2023 as on-demand e-scooters with dedicated parking and storage

No pool or fitness center has been published, and no car parking program either. Both MLS listings record zero parking spaces. If you will keep a car in Wynwood, plan where it goes before you commit. Both listings show an association fee of about $380 to $381 a month as of October 22, 2026. Listing agents enter that figure, and the developer has not published a budget. Before relying on it, ask for the proposed operating budget in the condo documents.

Location: 355 NW 31st Street in Wynwood Norte

Casa Wyn sits on NW 31st Street in Wynwood Norte. That is the same northern part of Wynwood as WOMA. It is also about three blocks north of the NW 28th Street site of DUOS Wynwood. ABH is clustering projects here:

  • Wyn Ave, at 3332 NW 5th Avenue, is a six-story project with 44 apartments.
  • W35, at 319 NW 35th Street, is a five-story project with 24 apartments.
  • Wyn Tower, at 3327 NW 2nd Avenue, is a 36-story ABH proposal that Florida YIMBY reported in October 2025.

Florida YIMBY reported in May 2024 that construction had started on Wyn Ave and W35, with Modis Architects designing and MG3 building both.

For a buyer, this cluster means Casa Wyn's surroundings are changing, and ABH itself is behind several of the nearby projects. Nearby streets may see active construction for some time. Read our Wynwood neighborhood guide for the wider area, and our Wynwood vs. Design District comparison if you are still choosing between the two. Walk NW 31st Street on a weekday and again on a weekend night. Wynwood Norte is largely residential, and it can feel different from the gallery and nightlife blocks to the south.

Rentals and pets

Rental flexibility is clearly part of Casa Wyn's pitch, but the evidence comes only from marketing and listing text:

  • The developer's homepage refers to "your short-term guests".
  • The MLS remarks on the active listings say "Daily and long rentals allowed for flexible use" (as of October 22, 2026).
  • The MLS pet field on the listings reads "pets allowed".

These are statements in marketing and listings, not the building's recorded rules. No condo documents or minimum-stay rule have been published. If you are buying to rent nightly, get the declaration of condominium and the rules before you go under contract, and confirm the minimum stay, registration requirements and any cap on rentals in writing. Our guide to Miami condos that allow short-term rentals explains what to look for in those documents.

Current listings at Casa Wyn

As of October 22, 2026, two Casa Wyn residences were listed on the MLS. Both have the same agent at The Keyes Company:

UnitSizeAsking priceOriginal priceFirst listedPrice per sq ft
107401 sq ft$359,000$360,000April 11, 2024About $895
203402 sq ft$368,000$429,000September 4, 2023About $915

Both units match the developer's studio plan size, and the unit 107 remarks call it a studio. The MLS bedroom field records both as one-bedroom, one-bath. Unit 203 has dropped $61,000 from its original asking price. Both listings have been on the market for more than two years. Listing data goes stale, so check the Casa Wyn building page for current availability. Ask whether a listed unit is developer inventory or a resale or assignment of an existing contract. The answer changes who you are contracting with and what deposit terms apply.

WOMA's figures come from MVRDV's project page. DUOS's height and suite count come from Florida YIMBY's April 2026 report, and its studio prices are listing data from October 2026. The Frida Kahlo figures come from Florida YIMBY's January 2026 coverage.

The DUOS comparison is the useful one. Both projects sell 400 square foot units in small buildings with a short-term rental pitch. Casa Wyn's studios start at about $359,000, while DUOS studios are listed at $495,000 to $540,000. DUOS, though, is a planned hotel condominium with furnished suites operating under a hotel license, while Casa Wyn is marketed as a condominium with no hotel program and is still under construction. Compare the delivery date, the rental rules and the monthly costs, not just the sticker price. Our guides to DUOS, Frida Kahlo, Rider Residences, Nomad Residences and Cloud One cover the rest of Wynwood's new-construction options.

How to evaluate a Casa Wyn purchase

  1. Get a current, written completion date. The 2024 and 2025 targets have lapsed. Ask the developer for the expected certificate of occupancy date and what your contract says if it slips again.
  2. Confirm what you are buying. For any listed unit, ask whether it is developer inventory or a resale or assignment, and request the floor plan with its unit number. Settle whether the 500 square foot plan has an enclosed bedroom.
  3. Request the condo documents. The declaration, rules and proposed budget will confirm the rental policy, the pet policy and the real monthly assessment. The listing figures are only an agent's entry.
  4. Plan for no car parking. No parking program has been published, and the listings show zero spaces. Decide whether bikes, scooters and nearby options work for you.
  5. Compare on the same basis. Line up price per square foot, deposits, assessment, rental rules and delivery date against other Wynwood and Miami pre-construction condos. Our guide on why buy pre-construction in Miami covers the contract questions that matter most.
  6. Track the building. Join the waitlist on the Casa Wyn building page to hear about new listings, price changes and completion news.
