WOMA Wynwood: Prices, Floor Plans and Buyer's Guide to MVRDV's First Miami Condo
WOMA is a new condominium at 3223 NW 5th Avenue in Wynwood Norte, next to the Bakehouse Art Complex, and the first Miami residential building designed by the Dutch architecture firm MVRDV. It is also the first US project from Uribe Schwarzkopf, the Quito developer behind IQON, the Bjarke Ingels Group tower that became Quito's tallest building. Kobi Karp Architecture and Interior Design is the architect of record.
The project combines 163 residences, from micro-units and studios to three bedrooms plus a single penthouse, with four duplex live-work ateliers, offices and street-level retail, all wrapped in a colorful, textile-inspired facade. Sales are underway, and nine residences are listed on the MLS from $490,700 to $1,665,000.
This guide covers what has been published about WOMA, what the live MLS listings reveal about pricing and rental rules, and how it compares with the other pre-construction condos in Wynwood. For the neighborhood itself, start with our Wynwood guide.

Residences and current MLS prices
WOMA's unit mix runs from compact micro-units and studios to three-bedroom homes, with a single penthouse on top. The developer markets the smaller layouts as a micro studio, a living space and a junior suite. Four duplex ateliers face the plaza with double-height windows, intended for residents who want to live and work in the same address.
The best window into pricing is the MLS. Nine residences were actively listed as of October 19, 2026:
| Residence type | Active listings | Interior size | Asking price | Price per sq ft |
|---|---|---|---|---|
| Studio | 1 | 386 sq ft | $490,700 | $1,271 |
| One bedroom | 3 | 649 to 723 sq ft | $660,300 to $974,600 | $927 to $1,348 |
| Two bedroom | 4 | 781 to 872 sq ft | $965,800 to $1,249,100 | $1,237 to $1,432 |
| Three bedroom | 1 | 1,179 sq ft | $1,665,000 | $1,412 |
Across the nine listings, the median ask is about $1,271 per square foot. Three more studios, from 295 to 643 square feet, have come off the market. Unit numbers carry East, South and West prefixes, so ask the sales team how each wing is oriented before comparing two similar layouts. The listings also show estimated association dues of roughly $1.88 per square foot per month for most residences, rising to about $2.49 for the three-bedroom. Pre-construction estimates can change before closing, so request the proposed budget.

Architecture and renderings
MVRDV, the Rotterdam-based firm known for projects such as Rotterdam's Markthal, designed WOMA as a cluster of stacked, offset blocks rather than a single slab. Each block is clad in its own color and pattern, a woven, textile-inspired facade that nods to the area's history as Miami's garment district. The ground floor lifts a raised public plaza above the street, reached by a stair finished in Bisazza mosaic, and the corner at NW 5th Avenue and NW 32nd Street holds retail.
Project renderings credited to MVRDV and the developer.
The developer's floor selector shows six floors plus a mezzanine plaza level, so WOMA is a mid-rise building rather than a tower. That scale shapes the experience: residences sit closer to the street and the garden terraces, and views come from the rooftop rather than from height.
Amenities
WOMA concentrates its shared spaces on the roof and around the plaza:
- Semi-Olympic rooftop pool, the building's signature amenity, shown in renderings with views toward the Downtown skyline.
- Wellness terrace with sauna and steam room.
- Fitness studio and a pickleball court.
- Outdoor terraces and garden lounges.
- Movie theater, game room and children's playroom.
- Business center with coworking space and micro-offices.
- Terrace pet park.
- Mezzanine plaza open to the public.
For buyers who work from home, the combination of micro-offices, a business center and live-work ateliers is the most distinctive part of the program. Ask how the micro-offices are sold or leased and whether residents get priority access.
Location: Wynwood Norte
WOMA sits on NW 5th Avenue just north of the Wynwood Arts District, in the area known as Wynwood Norte. Its immediate neighbor is the Bakehouse Art Complex, a nonprofit artist studio campus in a former industrial bakery. The site itself was a coffee-roasting property, and its owner, fashion designer Rosita Hurtado, plans to keep her headquarters and studio in the building's street-level commercial space.
The Wynwood Walls and the NW 2nd Avenue restaurant corridor are about a mile south, and Midtown Miami and the Design District are a short drive east and north. Wynwood Norte is quieter and more residential than the core arts district, with smaller lots and more older homes, which is part of why a six-floor building fits the street. Walk the blocks at night and on a weekend before you buy, because the feel changes quickly as you move toward NW 2nd Avenue.
The developer and design team
Uribe Schwarzkopf is a Quito-based developer whose portfolio includes IQON, the 427-foot Bjarke Ingels Group tower that was BIG's first project in South America, along with the QORNER and EPIQ residential towers. WOMA is the firm's first project in the United States. The development entity is WOMA Wynwood LLC, formed by the company's founders, and the condominium is offered under a Florida prospectus.
MVRDV leads the architecture, and Kobi Karp Architecture and Interior Design, is the architect of record responsible for adapting the design to local code and context. Kobi Karp also designed Edge House in Edgewater.
Rental rules
WOMA is not a short-term rental building. Its MLS listings show a six-month minimum lease, a maximum of two leases a year and pets allowed. The developer markets residences as available to buy or to rent, which fits a long-term rental strategy rather than nightly stays. Confirm the final rules in the condominium documents, because pre-construction policies are set by the declaration.
That distinction matters in Wynwood, where several new buildings are designed around short-term rentals. If nightly rentals are part of your plan, compare WOMA with The Rider Residences, which permits short-term rentals through the developer's management platform.
