Jean-Georges Miami Tropic Residences is a 49-story, 338-unit condominium tower planned for 3501 NE 1st Avenue at the southern edge of Midtown Miami, developed by Terra (led by David Martin) and Lion Development Group (led by Michael Simkins) with architecture by Arquitectonica, interiors by Yabu Pushelberg, and landscape architecture by CLAD. The project pairs Michelin-starred chef Jean-Georges Vongerichten's culinary program with the residential tower, making it one of the few Miami high-rises where the chef's brand drives both the F&B and the resident experience. Construction completion at Jean-Georges Miami Tropic Residences is scheduled for 2029, with sales launched in late 2024. The site sits at the seam between Midtown Miami and Edgewater, one block from the Shops at Midtown and the Midtown 5 retail corridor, and within a few blocks of the Miami Design District's Louis Vuitton, Hermès, Cartier, and Institute of Contemporary Art Miami anchors. Wynwood's gallery district and Wynwood Walls begin about half a mile south, and Biscayne Bay frontage and Margaret Pace Park sit a short drive east. The I-195 Julia Tuttle Causeway connects directly to Mid- and South Beach in roughly 10 minutes, and Brightline MiamiCentral is roughly two miles south for regional rail to Fort Lauderdale, West Palm Beach, and Orlando. PortMiami and Miami International Airport are both under 25 minutes by car via SR-836 and I-95. The residence program at Jean-Georges Miami Tropic Residences is anchored by a signature Jean-Georges restaurant operated by Vongerichten's team and resident-only culinary programming, paired with a Yabu Pushelberg-designed lobby and lounge collection. The Yabu Pushelberg team has shaped interiors for the Park Hyatt New York, the Four Seasons Toronto, and the Edition London, and the Jean-Georges Miami residences carry that vocabulary into a Miami high-rise context. Tropic Residences amenities include resort pools, a fitness and wellness center, a spa, residents lounges, a private dining room, and 24-hour concierge and valet, with CLAD's landscape program threading gardens through the podium and pool decks. The Terra and Lion Development partnership previously delivered the Eighty Seven Park tower with Renzo Piano in Miami Beach.
