Armani/Casa Residences Pompano Beach: Pre-Construction Condo Guide (2026)
Armani/Casa Residences Pompano Beach is a planned pair of 19-story condominium towers at 1550 N Ocean Blvd in Pompano Beach, FL 33062, with just 28 residences, one per floor. SP Developments, led by Tomas Sinisterra, is developing it with Vertical Developments, WellDuo and GCF Development, in partnership with the Armani Group. G3 Architecture designed the towers, the Armani/Casa Interior Design Studio is doing the interiors, and West 8 is the landscape architect. Fortune Development Sales was named to lead sales at the 2024 launch. Giorgio Armani described it at the time as the third Armani residential project in the United States.
One point first, because the names are close: this is not the Armani building most South Florida buyers know. Residences by Armani Casa in Sunny Isles Beach is a separate, completed tower with a different developer. We compare the two below.
The Pompano Beach project was announced in November 2024 with prices from $5 million. As of November 2026, no construction start has been reported, and the official site is still collecting names for its launch. For the wider area, see our Pompano Beach neighborhood guide.

These details come from the official project site, Broward County property records, and reporting by Florida YIMBY, The Real Deal and PROFILEmiami (November 2024) and Robb Report (January 2025).
Residences: 28 full floors
The core idea is simple. Each tower floor holds a single home, so every residence has its own floor and a 360-degree wraparound terrace. The developer lists three-bedroom residences and two penthouses. Each penthouse spans two floors and has a private rooftop terrace with a spa pool.
The developer has not published residence sizes or how the 28 homes split between the two towers. Ask for floor plans and square footage before comparing price per square foot with anything else.
Finishes on the official site:
- Floor-to-ceiling windows
- A Molteni Armani/Casa eat-in kitchen with Gaggenau appliances
- European marble countertops, per the current site; Robb Report's 2025 coverage described European quartz and stone, so confirm the final spec
- A primary bath with two oversized rain showers, a separate WC, Italian vanities and a freestanding soaking tub
- A washer and dryer in each home
- Integrated smart lighting and home system, with fiber-optic WiFi
Robb Report added 10-foot ceilings and Molteni Dada walk-in closets with midnight bars. Two private elevators in each tower serve the residences.
A building with one home per floor and two elevators per tower is about privacy. You share the amenities with 27 other owners at most. The trade-off is that the building's costs are split among very few people. Ask for the projected budget early.
Architecture and project renderings
G3 Architecture's towers are rounded, with curved slab edges and glass railings that wrap each floor. The terraces swell and pull back as they rise, so the towers read as stacked rings rather than flat glass. The two towers sit on a landscaped base along N Ocean Blvd.
Images are project renderings from the official Armani/Casa Residences Pompano Beach website. They are not photographs, and the finished buildings may differ.
The gallery shows the towers above the beach, the street view from N Ocean Blvd, the West 8 park and garden walk, and an Armani/Casa living room. Renderings tend to show the best view from the best floor. With one home per floor, every residence gets every direction, but the lower floors will see more of the street and neighbors.
Amenities and the West 8 park
The official site lists a fuller amenity program than early coverage did, all shared by just 28 households:
- Beach: private beach access and wet storage for kayaks, paddleboards and other watersport gear
- Pools: a central pool and jacuzzi with private cabanas, a sundeck and an outdoor kitchen, plus a covered oceanfront pool facing the sunrise
- Fitness: a fitness center with Technogym equipment for boxing, weights and cardio, and a yoga and Pilates area
- Spa: a sauna, steam room, hammam, cold plunge, meditation garden and a private treatment room
- Work and leisure: an executive business lounge with meeting space and a media room
- Service: security, full-service concierge and a smart package and mail room
- Cars: EV charging
Robb Report's January 2025 coverage also described a 45-foot lap pool. The developer has not said which floors hold these spaces, so ask for the amenity plan.
West 8 designed a park for the site with native tree canopy, gardens and lily-pad pools. Robb Report described it as an open-space park leading to the ocean. The developer has not said whether the park is private to residents or open to the public. Ask, because it affects both privacy and what sits between your terrace and the water.
Location: 1550 N Ocean Blvd
The site is on N Ocean Blvd (A1A) on the Pompano Beach barrier island, north of the completed Casamar at 900 N Ocean Blvd. It is a small lot of about 0.59 acre, zoned for planned infill development.
Two other branded projects, the Ritz-Carlton Residences and the Waldorf Astoria Residences, are to the south on S Ocean Blvd. Read our Pompano Beach guide for the wider area.
Project status and timeline
- 2015: a company led by Tomas Sinisterra bought the site for $3.2 million, according to The Real Deal.
- 2023: the site moved to the current development entity.
- November 2024: the Armani Group and the developers announced the project. Reports at the time said reservations would begin in fall 2024, groundbreaking was expected in 2025 and completion was anticipated in 2028. Prices were quoted from $5 million.
- September 2025: Giorgio Armani died at 91. Cultured later reported that he had been closely involved in the project.
- 2026: Broward County's 2026 tax roll still classed the parcel as vacant residential land.
- November 2026: no groundbreaking, construction loan or contractor has been reported. The official site offers to notify visitors of "the launch," and its legal page says construction depends on getting the required permits and approvals.
What this means: the 2025 groundbreaking target has passed, so the 2028 completion date from the launch is no longer a reliable guide. Treat this as an early-stage project until the developer announces financing and a start date.
Armani/Casa Pompano Beach vs. Residences by Armani Casa, Sunny Isles
The two share a design brand and little else.
| Armani/Casa Residences Pompano Beach | Residences by Armani Casa, Sunny Isles | |
|---|---|---|
| Address | 1550 N Ocean Blvd, Pompano Beach | 18975 Collins Ave, Sunny Isles Beach |
| Status | Pre-construction; not started | Completed in 2019 (temporary certificate of occupancy, December 2019) |
| Building | Two 19-story towers | One 56-story tower |
| Residences | 28, one per floor | 308 |
| Developer | SP Developments, Vertical Developments, WellDuo, GCF Development | Dezer Development and The Related Group |
| Architect | G3 Architecture | Pelli Clarke Pelli Architects |
| Interiors | Armani/Casa Interior Design Studio | Armani/Casa Interior Design Studio |
Sunny Isles is a finished tower you can tour, with resale listings and a track record. Pompano Beach is a much smaller, quieter concept that does not exist yet. If you want an Armani/Casa home now, look at the Sunny Isles building. If you want a full-floor home and can wait, Pompano Beach is the one to watch.
Armani/Casa vs. other Pompano Beach projects
| Project | Address | Scale | Status or note |
|---|---|---|---|
| Armani/Casa Residences Pompano Beach | 1550 N Ocean Blvd | Two 19-story towers, 28 residences | Pre-construction; no start reported |
| Ritz-Carlton Residences Pompano Beach | 1380 S Ocean Blvd | 32-story beach tower and 14-story marina tower, 205 residences | Branded two-tower project |
| Waldorf Astoria Residences Pompano Beach | 1350 S Ocean Blvd | 28 stories, 92 residences | Topped off May 2026; delivery scheduled for summer 2027 |
| Casamar | 900 N Ocean Blvd | 21 floors, 118 residences | Completed in 2025 by Related Group |
Armani/Casa has by far the fewest homes here. The Waldorf Astoria is the closer branded option for buyers who want delivery soon, and Casamar is already built. Our guides to the Ritz-Carlton Residences Pompano Beach and the Waldorf Astoria Residences Pompano Beach cover those in detail, and our branded residences guide explains what a brand name does and does not add.
How to prepare for the Armani/Casa Pompano Beach launch
- Join the waitlist on the building page so you hear when floor plans and pricing come out.
- Treat $5 million as a 2024 number. It is the launch figure from November 2024. Ask for the current price list once sales open.
- Ask for sizes before comparing. Without published square footage, you cannot compare price per square foot with the Waldorf Astoria or Sunny Isles.
- Get the schedule in writing. Ask about financing, permits and a construction start date before you put down a deposit.
- Ask about the park. Find out whether the West 8 park is private and how residents reach the beach.
- Read the contract terms carefully. Our guide on why buy pre-construction in Miami walks through deposits, timelines and what to check at contract.
