The Ritz-Carlton Residences, Pompano Beach: Beach Tower and Marina Tower Buyer's Guide (2026)
The Ritz-Carlton Residences, Pompano Beach is a two-tower branded condominium at 1380 S. Ocean Boulevard (A1A) in Pompano Beach, developed by Fortune International Group and Oak Capital. The 32-story Beach Tower sits on the ocean side of A1A, and the 14-story Marina Tower sits directly across the road on the Intracoastal Waterway. Together they hold 205 residences: 117 in the Beach Tower and 88 in the Marina Tower. The architect is Revuelta Architecture International, led by Luis Revuelta, and Piero Lissoni of Lissoni & Partners designed the interiors and the landscape.
The project is no longer a sales-launch story. Sales opened in December 2021, the joint venture reported 90 percent of the residences pre-sold by December 2023, and by October 2025 both towers' facades were nearly fully enclosed and their cranes had been taken down. As of October 22, 2026, we could not confirm a certificate of occupancy or first closings. That makes this guide most useful for buyers looking at the remaining inventory and current MLS listings, and for anyone comparing the Ritz-Carlton with the other luxury projects along this stretch of the Broward coast. Browse the wider pipeline on our pre-construction page.

These figures come from the developer's site and branded floor plans, Fortune International's project page, Commercial Observer's December 2023 financing report and Florida YIMBY's 2021, 2022 and 2025 coverage. The structural engineer credit comes from a single source, Florida YIMBY's October 2025 construction update. Several figures for this project have changed since launch, and the sections below explain where the sources disagree.
Two towers on either side of A1A
The defining feature of the project is its split site. The Beach Tower is on the east side of A1A, on a 2.25-acre parcel with 250 feet of ocean frontage, according to Fortune International. The Marina Tower is on the west side, on the Intracoastal, where Florida YIMBY's 2021 launch report gave it 250 feet of waterfront. The full site is described as 4.6 acres in South Florida Business Journal and The Real Deal coverage quoted on the developer's press page, while Commercial Observer reported 4.7 acres. Fortune bought the land in 2020 for $27.5 million, according to Commercial Observer.
For buyers, the two towers are close to being two different products under one brand:
- Beach Tower: the taller building, with direct ocean frontage, the beach club and the project's largest residences, including the five-bedroom plan and the penthouses. Its current plan set also includes the smallest one-bedroom layout in the project.
- Marina Tower: a lower, 14-story building facing the Intracoastal, beside the resident marina, with a narrower size range of roughly 900 to 4,000 interior square feet in the current plans.
We did not find a separate street number for the Marina Tower, so expect listings and documents to use 1380 S. Ocean Boulevard for both towers and identify the building by tower name or unit number.
Floor plans and residence sizes
Two sets of size figures circulate for this project, and they do not match.
- Launch figures (2021): Florida YIMBY's launch report, still repeated on Fortune International's project page, gives the Beach Tower 1,309 to more than 6,824 square feet and the Marina Tower 917 to 3,947 square feet.
- Current floor plans: the developer's published floor plans show different numbers, listed by line below.
Use the current plans when you compare specific residences, and treat the launch range as historical. The figures below are interior square footage as printed on the plans. Terraces are additional.
Marina Tower floor plans
The developer-branded Marina Tower plan PDFs give these figures:
| Line | Bedrooms | Interior sq ft |
|---|---|---|
| 01 | 3 | 2,080 |
| 02 | 2 plus den | 1,387 |
| 03 | 2 plus den | 1,389 |
| 04 | 2 | 1,414 |
| 05 | 2 | 1,492 |
| 06 | 1 | 906 |
| 07 | 1 plus den | 960 |
| 08 | 1 | 985 |
| 09 | 2 | 1,486 |
| PH 1401 | 4 | 3,985 |
| PH 1402 | 3 | 3,583 |
| PH 1403 | 3 | 3,665 |
| PH 1404 | 3 | 2,240 |
The Marina Tower has four penthouses, PH 1401 to PH 1404, and each has a separate rooftop terrace level in the plan set. Its one-bedroom lines run from 906 to 985 square feet. The smallest plan in the current set is in the Beach Tower, not the Marina Tower.
Beach Tower floor plans
The Beach Tower plans come from the developer-branded PDFs carrying the 1380 Ocean Associates disclaimer. The set we reviewed may not include every line, so ask the sales team for the full plan book before you rule a layout in or out.
| Plan | Bedrooms | Interior sq ft |
|---|---|---|
| Unit 01 (levels 4 to 24) | 4 | 3,804 |
| Unit 02 | 3 plus den | 2,763 |
| Unit 03 | 2 plus den | 1,928 |
| Unit 04 | 4 | 3,272 |
| Unit 05 (levels 7 to 15) | 1 | 833 |
| Unit 05 (levels 16 to 30) | 1 plus den | 1,491 |
| Sky 01 | 5 | 4,857 |
| Sky 03 | 4 | 3,635 |
| Sky 04 | 4 | 3,242 |
| PH 3001 | 4 | 6,657 |
| PH 3004 | 4 | 5,037 |
| PH 3101 | 4 | 7,193 |
| PH 3104 | 4 | 5,540 |
With terraces included, the largest Beach Tower penthouse plan reaches 13,294 total square feet. The Unit 05 stack is worth noting: the same line is an 833-square-foot one-bedroom on levels 7 to 15 and a 1,491-square-foot one-bedroom plus den on levels 16 to 30, so the floor changes the layout, not only the view.
Penthouse count. The 2021 launch materials and Fortune's page describe two Beach Tower penthouses. The current plan set labels four penthouse plans (3001, 3004, 3101 and 3104). If you are shopping at the top of the building, confirm the penthouse configuration in writing.
Florida YIMBY's 2022 groundbreaking report describes Italian-designed kitchens, full-size laundry rooms and walk-in closets in every primary bedroom, with service quarters in select residences. The penthouses were described with garden terraces, a private pool and a summer kitchen.
Architecture and renderings
Revuelta Architecture International designed both towers, and Piero Lissoni's studio handled the interiors and the landscape. The Beach Tower's curving balcony bands rise above an oceanfront beach club, and the Marina Tower faces the Intracoastal and the resident marina. We did not find a published height in feet for either tower.
Project renderings, not photographs. The developer credits DBOX for the exterior renderings and Berga & Gonzalez for the interior and amenity renderings.
Florida YIMBY reported the facades nearly enclosed and the exterior finishes largely complete by October 2025, so renderings are no longer the only way to judge the design. If you are weighing a specific residence, visit the site and look at the finished facade and how close the neighboring towers are, then use the floor plans to judge which way a particular line faces.
Amenities
Florida YIMBY's October 2025 update describes more than 35,000 square feet of amenities across the two towers:
- Private resident marina with yacht concierge service on the Intracoastal side
- Oceanfront beach club with cabanas
- Pools on both the oceanfront and the Intracoastal
- Fitness center and spa with sauna
- Pickleball and paddle courts
- Private dining rooms with catering kitchens
- Children's playroom
- 24-hour attended lobbies
- Guest suites, listed in Florida YIMBY's 2022 groundbreaking coverage
We did not find a published floor-by-floor amenity plan. A March 2022 Sun Sentinel report excerpted on the developer's press page described a 14-slip marina, so confirm the current slip count before you buy. Because the beach club is on the ocean side and the marina is on the Intracoastal side, ask how owners in each tower reach the other tower's amenities, and how the association splits operating costs between the two buildings.
What the Ritz-Carlton name means here
The developer's legal disclaimer states that the project is not owned, developed or sold by The Ritz-Carlton Hotel Company. 1380 Ocean Associates, LLC uses the Ritz-Carlton marks under license. In practice, the services you get come from the management agreement in the condominium documents, not from the brand name. Read that agreement and the budget before you contract. Our guides to branded residences in Miami and branded residences versus luxury condos explain what to look for.
Location: 1380 S. Ocean Boulevard
The site straddles A1A in Pompano Beach, so the project has frontage on both the Atlantic and the Intracoastal. The developer's sales lounge is not on the site. It is at 1201 S. Ocean Boulevard.
Several other luxury projects are nearby on this stretch of the coast, which is useful for comparison:
- Waldorf Astoria Residences Pompano Beach is nearby at 1350 S. Ocean Boulevard. Read our Waldorf Astoria Residences Pompano Beach guide.
- W Pompano Beach is also in Pompano Beach. See our W Pompano Beach hotel and residences guide.
- Casamar is Related Group's oceanfront condo in Pompano Beach.
- Rosewood Residences Hillsboro Beach is just north on Hillsboro Mile. Read our Rosewood Residences Hillsboro Beach guide.
If you are weighing an oceanfront residence against an Intracoastal one, visit at more than one time of day. A1A traffic, beach access and the marina view feel different from each tower, and the difference matters more here than in a single-building project.
Milestones and current status
| Date | Milestone | Source |
|---|---|---|
| 2020 | Fortune buys the site for $27.5 million | Commercial Observer |
| December 2021 | Sales launch; reported pricing from $1 million with a 35 percent deposit | Florida YIMBY, December 2021 |
| May 12, 2022 | Sales gallery opens | Haute Residence, via the developer's press page |
| November 2022 | Groundbreaking; more than 75 percent sold | Florida YIMBY and South Florida Business Journal |
| May 2023 | Vertical construction begins; more than 85 percent sold | Haute Residence, via the developer's press page |
| December 2023 | $259 million Bank OZK construction loan; 90 percent pre-sold | Commercial Observer |
| September to October 2025 | Facades nearly fully enclosed; exterior glass, handrails and stucco complete; both tower cranes removed; exterior landscaping complete | Florida YIMBY, October 2025 |
Completion. The launch, groundbreaking and financing coverage all pointed to 2025, and Fortune International's project page still shows a 2025 completion date. Florida YIMBY's October 2025 update said the project appeared on track for 2026. As of October 22, 2026, we have not been able to confirm a certificate of occupancy, delivery or first closings. Ask the sales team for the current delivery estimate in writing.
Launch pricing is historical. Florida YIMBY reported pricing from $1 million at launch. A March 2022 Sun Sentinel report, excerpted on the developer's press page, put the Marina Tower from $800,000 and the Beach Tower from $4 million. Neither figure describes today's market.
What is listed now
As of October 22, 2026, MLS listing data shows two active Beach Tower listings, both four-bedroom, five-bath residences with 3,804 square feet. That size matches the Beach Tower Unit 01 plan.
| Unit | Asking price | Interior sq ft | Asking price per sq ft | Days on market |
|---|---|---|---|---|
| 401 | $6,362,000 | 3,804 | About $1,672 | 31 |
| 501 | $6,640,000 | 3,804 | About $1,746 | 31 |
These are asking prices from active listings, not sales, and they will change. Check the building page for the current inventory.
How the Ritz-Carlton compares with nearby projects
| Project | Layout | Residences | Financing and status |
|---|---|---|---|
| The Ritz-Carlton Residences, Pompano Beach | 32-story Beach Tower and 14-story Marina Tower across A1A | 205 | $259 million Bank OZK loan (December 2023); facades nearly enclosed by October 2025; 2026 target |
| Waldorf Astoria Residences Pompano Beach | Single 28-story oceanfront tower at 1350 S. Ocean Blvd | 92 | $159.5 million Bank OZK loan; late-2027 completion target (Commercial Observer, June 2025) |
| Rosewood Residences Hillsboro Beach | 10-story oceanfront tower plus 3-story Intracoastal building on 12 acres | 92 (70 plus 22) | Topped off February 2026; completion slated for early 2027 (Florida YIMBY, February 2026) |
| Casamar | Related Group oceanfront condo in Pompano Beach | 118 | $158.9 million construction loan, September 2023 (Commercial Observer); Related reported construction complete in September 2025 |
Two points stand out. First, the Ritz-Carlton is the largest of the four by unit count. Casamar is already built, and of the three still under construction the Ritz-Carlton is the furthest along. Second, the Rosewood is the closest match in site plan: like the Ritz, it pairs an oceanfront building with a separate Intracoastal building, although its Intracoastal building is three stories against the Marina Tower's 14. The nearby Waldorf Astoria and the Ritz-Carlton were both financed by Bank OZK. For another Ritz-Carlton-branded project farther south, on the Intracoastal in Fort Lauderdale, see our Ritz-Carlton Residences Fort Lauderdale Beach guide.
How to buy at The Ritz-Carlton Residences, Pompano Beach
- Pick a tower before a floor plan. The Beach Tower and Marina Tower differ in height, water frontage and residence size. Decide whether you want the ocean or the Intracoastal and marina, then narrow down by line.
- Use the current plans, not the launch ranges. The 2021 size ranges are still online. Compare residences using the line-by-line interior square footage above, and ask for terrace areas separately.
- Ask what kind of sale it is. With no closings confirmed as of October 22, 2026, ask whether a listing is unsold developer inventory or an assignment of a purchase contract, and what the developer's approval and fee terms are for an assignment.
- Read the condominium documents. Get the association budget, the rental rules and the Ritz-Carlton management agreement from the documents themselves, not from listing remarks or marketing copy.
- Confirm the amenity arrangement. Ask how owners in each tower use the beach club, the marina and the pools across A1A, and how marina slips are assigned.
- Register on the building page. Join the waitlist on the Ritz-Carlton Residences, Pompano Beach building page to hear about new listings and delivery updates. Our guide on why buy a pre-construction condo in Miami covers the contract questions that matter most.
