Casa Bella Residences by B&B Italia is no longer a pre-construction project. The 56-story tower at 1400 Biscayne Boulevard in Miami's Arts & Entertainment District is finished. In October 2026, developers Related Group and Alta Developers announced that closings were underway and the first residents had moved in. More than 90% of the 319 residences were under contract by then.

That changes the questions buyers should ask. Floor plans and renderings matter less. What matters now is what finished units are listing for, what they rent for and how the building performs once people live there. This guide covers the essentials of the building, then looks at the resale and rental market forming inside it.

What makes Casa Bella different

Casa Bella is B&B Italia's first residential development anywhere. The Italian furniture company was founded in 1966 and is part of the Flos B&B Italia Group. B&B Italia furnished the common areas, and its in-house team built the custom kitchens and closets in the penthouses. Buyers can also furnish their homes from the B&B Italia catalog.

Piero Lissoni, the Milan architect and designer, designed the interiors, lobby and shared spaces. He also chose the countertops and fixtures in every residence. Kitchens use Italkraft cabinetry with Sub-Zero and Wolf appliances.

Residences and penthouses

Most standard homes have pass-through layouts with views of both Biscayne Bay and the city. Each is reached by two private elevators that open into a private vestibule with biometric access control.

The upper floors hold two special collections:

  • Cielo Collection. 16 residences on floors 48 through 51.
  • Penthouse Collection. 10 residences across seven floor plans with 12-foot ceilings, full B&B Italia furnishings and imported Italian finishes. The corner penthouses add private rooftop terraces, spa pools and indoor-outdoor summer kitchens.

Developer materials do not publish a size range for each collection. MLS records give a useful picture instead. Listed residences run from 711-square-foot one-bedrooms to penthouses of more than 4,500 square feet. One triplex penthouse of about 5,900 square feet was reported in 2026 to have gone under contract for $12.6 million, about $2,138 per square foot.

The amenity program spans two full indoor floors, a landscaped pool deck and a rooftop:

The pattern is typical of a new tower: price per square foot rises with height and size. Two-bedrooms on the same line can differ by several hundred thousand dollars depending on the floor. The smallest one-bedrooms, at 711 square feet, are the only homes asking under $1 million.

Most lease listings specify a 12-month term. A few list shorter minimums. Rental rules come from the condominium documents, not individual listings, so read the declaration before you buy for income.

What the numbers mean for buyers

There is real supply right now. Casa Bella had 94 active or pending sale and rental listings on the same day, with some units listed both ways. That is normal in the year after a tower delivers. Investors who bought during pre-construction close and then list to sell or lease all at once. For a buyer, it means room to negotiate and plenty of units to compare. For a landlord, it means competing with dozens of nearly identical units for tenants.

Gross rent-to-price ratios are moderate. Comparing median asking rents with median asking prices gives roughly 5% to 6% a year before association fees, taxes, insurance and vacancy. That is a rough asking-to-asking comparison, not a forecast. Run your own numbers on the specific unit.

Check the association fee on each unit. MLS listings report monthly association fees that vary widely by unit, and some figures look inconsistent. Ask the listing agent for the current budget and the unit's share before you write an offer.

The first year is a settling period. Newly delivered towers often have punch-list work, amenity openings and an association still taking over from the developer. Ask about the warranty process, when the developer will hand control to the owners and whether any amenities are still unfinished.

Pets. Most current listings indicate pets are allowed, some with restrictions. Confirm the building's pet policy in the rules and regulations.

Location: Miami's cultural mile

Casa Bella sits at the north end of the Arts & Entertainment District, just south of Interstate 395. Within a short walk are the Adrienne Arsht Center for the Performing Arts, Pérez Art Museum Miami, the Phillip and Patricia Frost Museum of Science and Museum Park on the bay. The Kaseya Center is a little farther south on Biscayne Boulevard.

Edgewater and Wynwood are just north, Downtown Miami is directly south, and Brickell is a short drive or Metromover ride away. The MacArthur Causeway connects to South Beach, and Miami International Airport is about 15 minutes by car.

Casa Bella's advantages over newer projects are that it exists and you can tour the actual unit and view before you buy. Its trade-off against bayfront Edgewater towers is that it is not on the water. Bay views look east over the Arsht Center and neighboring sites, so they depend on floor and line.
