Sunny Isles Beach Condos Compared: Trophy Tower Guide (2026)

Sunny Isles Beach is a 2.5-mile barrier-island city bracketed by Bal Harbour and Golden Beach, and Collins Avenue runs its full length as an oceanfront wall of towers. What was Motel Row through the 1950s and 1960s -- 30-plus low-rise themed properties including the Ocean Palm, the first two-story motel in the U.S. -- was rebuilt between 2003 and today as one of the densest clusters of branded and ultra-luxury oceanfront condominiums in the country. The Sunny Isles Beach neighborhood today holds more feet of trophy-tier Atlantic frontage per mile than any comparable stretch of Florida coast.

For a buyer cross-shopping the trophy tier, the buildings sort into five eras that matter more than any single floor plan. The Trump-era 2000s delivered the first modern condo wall on Collins with the five Dezer / Related / Trump Organization towers between 2006 and 2008. The 2010s Jade family built Fortune International's three Carlos Ott and Herzog & de Meuron towers between 2008 and 2018. The ultra-luxury boutique tier -- Acqualina, Mansions, Estates, Regalia, Muse, Chateau Beach, Turnberry Ocean Club -- delivered the low-density, high-per-square-foot inventory between 2006 and 2022. How Sunny Isles's Residential Inventory Works: Five Eras

The trophy tier on Collins is not a single product. Understanding the era answers most cross-shopping questions before you get to floor plans.

Era 1: The Trump-Era Wall (2006-2008)

Five Sieger Suarez towers delivered by Dezer Development, The Related Group, and the Trump Organization -- Trump Palace, Trump Royale, Trump Tower I, II, and III -- opened the modern condo wall between 2006 and 2008. Roughly 1,500 combined residences across the five buildings, with unit counts of 271 to 391 per tower.

Era 2: The Jade Family (2008-2018)

Fortune International's three Sunny Isles Jade towers -- Jade Beach (2008), Jade Ocean (2009), and Jade Signature (2018) -- form a linked run of Carlos Ott and Herzog & de Meuron buildings between the 16900 and 17100 blocks of Collins.

Era 3: The Ultra-Luxury Boutique Tier (2006-2022)

Acqualina (2006), Regalia (2014), Chateau Beach (2015), Mansions at Acqualina (2015), Jade Signature (2018), Muse (2018), Turnberry Ocean Club (2020), Ritz-Carlton Residences (2020), and the Estates at Acqualina (South 2022, North 2023) all sit in the 25-to-260-unit range with private-elevator entry and per-square-foot pricing that broke the Sunny Isles ceiling for their respective delivery years.

Era 4: The 2020s Branded Trophy Towers (2017-2020)

Porsche Design Tower (January 2017), Residences by Armani/Casa (2019), and the Ritz-Carlton Residences (2020) brought hard-brand and licensed-architect signatures to Collins at scale. Porsche's Dezervator car-elevator system was the first of its kind on a residential tower in the U.S.

Era 5: Preconstruction (2024-2029)

Bentley Residences and the St. Regis Residences are both under active construction on Collins, targeting 2028-2029 delivery. Both were reservation-heavy sellouts and will be the newest inventory on the strip through the end of the decade.

Michele Bonan interiors give the building a warmer, more transitional signature than the Armani/Casa or Porsche buildings that lean contemporary.

The 2010s Ultra-Luxury Boutique Tier

Between 2014 and 2020 a run of low-density, private-elevator-entry towers reset the per-square-foot ceiling on Collins. All of them run below 200 residences and program amenities to a boutique count.

Turnberry Ocean Colony (16051 Collins, 2007)

  • 2- to 5-bedroom layouts from roughly 2,200 to 5,600 sf, private elevator entry, floor-to-ceiling glass
  • Precedes the modern Sunny Isles trophy tier but is the first tower on the strip to deliver private-elevator entry to every residence at that unit count

Turnberry Ocean Colony sits one era earlier than the 2010s boutique run above -- 2007 delivery, older reserves, but the same private-elevator format that later defined Regalia, Muse, and the Palazzo-style boutique buildings.

The Herzog & de Meuron Jade Signature and the Jade Family

Fortune International Group anchored the middle of Collins with three Jade-branded towers between 2008 and 2018. All three run to the same building committee and management framework, but the buyer experience across the three is very different.

Jade Beach (17001 Collins, 2008)

Acqualina Resort & Residences at 17875 Collins was the tower that opened the ultra-luxury tier on Sunny Isles when it delivered in 2006. Developed by The Trump Group (Eddie and Jules Trump) and designed by Robert Swedroe, the 51-story tower holds 188 condominium residences plus 98 condo-hotel units on a 4.5-acre site with 400 feet of Atlantic frontage. The resort portion has held Forbes Five-Star and AAA Five-Diamond ratings for more than a decade, and Acqualina remains one of a handful of Forbes Five-Star oceanfront condo-hotel operations in the country.

The Trump-Era Sunny Isles

Five Sieger Suarez-designed towers delivered between 2006 and 2008 -- Trump Palace, Trump Royale, Trump Tower I, Trump Tower II, and Trump Tower III -- opened the modern Collins wall. The two towers of the Trump Grande resort complex (Palace 2006, Royale 2008) sit adjacent on an 11-acre parcel with roughly 1,000 feet of shared oceanfront and the Trump International Beach Resort as the hotel operator on the campus.
