Where is Pagani Residences Miami?

The site is on Harbor Island, the westernmost of the three islands that make up the city of North Bay Village. North Bay Village is a 525-acre municipality sitting in the middle of Biscayne Bay, connected to mainland Miami and Miami Beach by the John F. Kennedy Causeway (the 79th Street Causeway). The other two islands in the city are Treasure Island and North Bay Island.

Harbor Island is the closest of the three to the mainland. From the building's address you reach the MSC Cruises terminals and PortMiami to the south, Surfside and Bal Harbour north by causeway, and the Miami Design District and Edgewater a short drive west across the causeway. Miami International Airport is roughly 20-25 minutes by car; Miami Beach and the Faena District are five to ten minutes east; Bal Harbour Shops is about a 10-minute drive north on Collins Avenue.

This is a bay-front address, not an oceanfront one. Pagani Residences fronts the Intracoastal/Biscayne Bay with a 240-foot waterfront boardwalk and private boat slips -- the project's beach access comes through the building's own beach-club program at Miami Beach (see amenities below).

Who's Behind Pagani Residences?

The developer is Riviera Horizons, a Miami-based real estate firm led by founder and CEO Mikael Hamaoui. Riviera Horizons is structured as a combined brokerage and developer, with Hamaoui as the public face of the project. Pagani Residences is the firm's signature ground-up development.

The brand partner is Pagani Automobili S.p.A., the Modena-area Italian hypercar manufacturer founded by Horacio Pagani in 1992. The residential involvement runs through Pagani Arte, the brand's interior-design and lifestyle division -- the same group responsible for Pagani furniture collections, custom aviation interiors, and special-edition automotive commissions. Pagani Arte is not a licensing shop bolted onto the car company; it operates as an extension of Horacio Pagani's personal design studio in San Cesario sul Panaro.

Riviera Horizons also brought on Prestige Imports -- the South Florida exotic-car dealer led by CEO Brett David -- to launch an automotive concierge program called Auto Privata at the building. Auto Privata trains the on-site valet staff, runs vehicle maintenance, and handles things like delivering a resident's hypercar to a private airport for a weekend.

Architecture and Design

The architect of record is Revuelta Architecture International, the Miami high-rise firm whose portfolio includes Brickell Flatiron, Aston Martin Residences in Downtown Miami, and Una Residences on the Miami River. Revuelta's track record on large branded and architectural towers is what makes them a natural fit for a 30-story bayfront program where curtain wall, structural slab edge, and terrace depth all have to behave.

Interiors are a collaboration between Pagani Arte and A++ Human Sustainable Architecture, the Milan-founded design group led by Paolo and Carlo Colombo. A++ -- whose name stands for "Human Sustainable Architecture" -- handles much of the residential build-out detailing, while Pagani Arte controls the materials palette, signature elements, and the design language that ties the project back to the Huayra and Utopia cabin vocabulary.

What that means in practice: the residence interiors are organized around a contrast between technical materials (carbon fiber, aluminum, titanium) and handcrafted natural materials (Italian leather, exotic woods, marble, travertine). The same tension that defines a Pagani cabin -- visible bolts and exposed carbon next to hand-stitched leather -- gets translated into door pulls, switch plates, stair railings, and feature walls in the residences.

Penthouse buyers are flown to Pagani's Modena campus for a private Museo tour, an Atelier visit, and one-on-one design sessions with Horacio Pagani and the Pagani Arte team to spec both their residence finishes and their accompanying Utopia Roadster. There is no equivalent buyer program in the Miami branded-residence market.

Brand Heritage: Horacio Pagani and the Hypercars

Pagani is not a licensing exercise. The brand sits inside a single workshop in San Cesario sul Panaro, just outside Modena, and has built fewer than a few hundred cars per model over its entire history.

Horacio Pagani was born in Argentina in 1955. He moved to Italy in the early 1980s to chase a career in automotive design and joined Lamborghini in 1983, where he eventually led the composites program and was instrumental on the Countach Evoluzione -- one of the earliest road-going applications of carbon fiber. Frustrated by Lamborghini's reluctance to invest more in composites, Pagani left to found his own composites consultancy, Modena Design, in 1991, and Pagani Automobili the year after.

The company's first car, the Zonda C12, debuted at the 1999 Geneva Motor Show, powered by a Mercedes-AMG-tuned naturally aspirated V12. The Zonda ran in continuous limited-edition variants for the better part of two decades.

In 2011, Pagani replaced the Zonda with the Huayra -- named for the Quechua wind god -- with production limited to 100 coupes under the company's engine-supply agreement with Mercedes-AMG. The Huayra and its variants ran through 2021.

The current Pagani is the Utopia, debuted on September 12, 2022 at Milan's Teatro Lirico after six years of development. Production is limited to 99 coupes and 130 roadsters (the Roadster was introduced in July 2024). All Utopias carry the same 6.0-liter AMG-built V12 -- 864 hp -- with the option of a 7-speed manual gearbox, an increasingly rare configuration in the hypercar market.

That commitment to small-batch, hand-built craft -- and to keeping the founder personally involved in every car -- is what Pagani Arte is trying to import into a residential building.

A few differences worth flagging:

  • Pagani is the smallest by unit count. 70 residences is roughly a fifth of Aston Martin's 391 and a third of Bentley's 216. The four-per-floor, all-corner layout is closer to a boutique hotel than a high-rise condo.
  • Pagani is the only bay-front product in the group. Aston Martin sits at the Miami River mouth; Bentley and Porsche Design Tower are both oceanfront on Collins Avenue. Bay-front gives you sunrise water exposure, marina access, and shorter trips to PortMiami, Wynwood, and the Design District -- not surf.

Risks and Realities for Pre-Construction Buyers

A few items to underwrite seriously before reserving:

  • Delivery timing. The project broke ground in May 2026 with a 2028 completion target. That is roughly two years of construction on a 30-story bayfront tower. Miami delivery dates slip routinely on projects of this complexity, particularly on bay-front sites with marine and seawall scope.
  • Deposit schedule. Confirm the exact reservation and deposit schedule for the floor and exposure you want. Pagani penthouses involve travel, Atelier participation, and the Utopia Roadster build slot -- the contract structure for those penthouses is materially different from a standard residence reservation.
  • Brand operator continuity. Pagani Arte is part of a privately held founder-led Italian company, not a publicly traded hotel group. Long-term brand involvement at the building is tied to the company's ongoing residential program -- which currently consists of this one project.
