Roble One Coconut Grove: 3069 Plaza Street Pre-Construction Condo Guide (2026)

Roble One Residences is a three-story, 16-residence boutique condominium at 3069 Plaza Street in the West Grove, inside the City of Miami. The developer is SSA Group, a Venezuelan firm led by founder Maximo Sacchini, building through the project entity One Roble LLC. Atelier 305 designed the building and BEC Group Services is the general contractor. You will also see it marketed as The Residences at Roble One and Roble One Coconut Grove.

The program is small and specific: one- and two-bedroom homes of about 575 to 986 square feet, a rooftop deck with a heated plunge pool, and residences that the developer's 2025 launch release described as eligible for daily rentals, with long-term leasing also allowed. Sales launched in May 2025, and ground was broken the following month alongside a $7.87 million construction loan.

This guide covers what the developer, 2025 launch coverage and Miami-Dade County records show about the Roble One floor plans, finishes, amenities, rental policy and timeline, and how the building compares with other Coconut Grove pre-construction condos. For the wider neighborhood, start with our Coconut Grove guide.

These figures come from the developer's website (checked October 22, 2026), The Real Deal's May 2025 launch report, Florida YIMBY's June 2025 groundbreaking report, South Florida Agent Magazine's September 2025 feature, the developer's floor plan sheets and Miami-Dade Property Appraiser records. A few lines differ between sources, and those differences are explained below. Confirm each figure with the sales team before relying on it.

Residences, sizes and Roble One floor plans

With 16 homes on three floors, Roble One is a very small building. The developer's site describes the residences only as "1 to 2 bedrooms". South Florida Agent Magazine's September 2025 feature puts the split at four one-bedroom, one-bath residences and 12 two-bedroom, two-bath residences. No penthouse tier has been published.

The developer-branded floor plan sheets show four named plan types:

PlanNameBedrooms / bathsArea on plan sheet
Unit APilon1 bedroom, 1 bath575 sq ft
Unit BCeiba2 bedrooms, 2 baths788 sq ft
Unit CMijao2 bedrooms, 2 baths978 sq ft
Unit DRoble2 bedrooms, 2 baths986 sq ft

What the plans tell you:

  • Pilon is the only one-bedroom plan, at 575 square feet.
  • The two-bedrooms come in two sizes. Ceiba is the compact two-bedroom at 788 square feet. Mijao and Roble are within 8 square feet of each other, so the choice between them is about layout rather than space.
  • No plan reaches 1,000 square feet. The developer has not published how many of the 12 two-bedrooms use each plan, so ask which plans are still available before you settle on one.

The plan sheets do not break each figure into interior and balcony area. Ask the sales team how the area of your residence is measured and what the contract exhibits show.

A note on the size range

Sources give slightly different ranges. The developer's website says 582 to 986 square feet, while the plan sheets start at 575. The Real Deal's May 2025 report, drawn from launch marketing, gave 575 to 1,000. The differences are small, but in a building where the largest home is under 1,000 square feet, a few dozen square feet is a meaningful share. The contract documents are what count.

The floor plans are on the Roble One building page.

Residence finishes

The developer lists these features for the residences:

  • Floor-to-ceiling impact windows
  • Ceilings over 9 feet
  • Royal Grey quartz countertops
  • Porcelain tile in the bathrooms
  • Balconies, an in-unit washer and dryer and stainless appliances

Ask for the finish schedule that will be attached to your contract, since marketing lists and contract exhibits do not always match line for line.

Architecture and project renderings

Atelier 305 is credited with the design by both The Real Deal and Florida YIMBY. The developer's street-front rendering shows a three-story building with a stone-clad center bay, white-framed glass balconies and a planted rooftop deck with palms. At street level, a garage door sits beside the glass entrance, with "Roble One Coconut Grove" signage between them.

Images of Roble One are developer renderings of the planned building, not photographs.

In a three-story building, the floor you choose matters less than which way a residence faces and what sits next door. If you can, stand on Plaza Street and look at the neighboring lots before choosing a residence.

Amenities

The developer's website and South Florida Agent Magazine describe these shared amenities:

  • Rooftop deck with two grills, pergola-covered dining, a solarium and lounge seating.
  • Heated plunge pool with jets on the roof.
  • Gym with trainer-on-demand interactive displays. Which level it is on has not been published.
  • Bike racks at the sidewalk.
  • Package storage on the ground floor.

With 16 residences sharing one roof deck and one plunge pool, ask how the association plans to manage amenity use and guest access, especially if several owners rent their homes nightly at the same time.

Parking

South Florida Agent Magazine reports assigned, covered parking, and the developer's rendering shows the ground-floor garage entrance. The number of spaces per residence has not been published. Ask how many spaces come with the residence you are considering and get the assignment in writing.

Short-term rental policy

Rental flexibility headlined the 2025 launch coverage. The developer's website says owners can lease their units for both short- and long-term rentals, all year round. The Real Deal reported in May 2025 that each unit is eligible for daily rental, citing the developer's release, and Florida YIMBY described the building as "fully approved for daily short-term rentals". A minimum stay and a required rental operator, if any, have not been published.

Our guide to Miami condos that allow short-term rentals explains how daily-rental buildings differ from conventional ones. For Roble One specifically:

  • Ask for the rental section of the condominium declaration and the association's rules, not just the marketing language.
  • Ask whether there is a minimum stay, a registration process with the association or a required management company.
  • Check the City of Miami's short-term rental registration and tax requirements, since the building is inside city limits.

A permissive rental policy does not tell you what a residence will earn. Build your own estimate from the price, the expected monthly assessment, insurance, taxes and management costs.

Location: 3069 Plaza Street in the West Grove

Roble One sits on Plaza Street in the West Grove section of Coconut Grove. The parcel is in the City of Miami, so City of Miami zoning and rental rules apply. Property Appraiser records show a 13,200-square-foot lot zoned T4-R, a residential zone under the city's Miami 21 code, consistent with the building's three-story scale.

Because the site is a residential street rather than a commercial corridor, walk the route to the shops, restaurants and parks you expect to use, and visit at night as well as during the day. Project status and timeline

These are the dated milestones on record as of October 22, 2026:

DateMilestoneSource
May 2025Sales launchThe Real Deal
June 2025Groundbreaking, timed with the closing of a $7.87 million construction loan from Intercredit BankFlorida YIMBY
Early September 2025The sales team says the building has "just gone vertical"; the developer says several units are pre-soldSouth Florida Agent Magazine

No later construction milestone, such as topping off or a temporary certificate of occupancy, has been reported as of October 22, 2026. The 2026 county tax roll still classes the parcel as vacant land, with no building value assessed.

Completion target

Roble One was originally targeted for late 2026, according to The Real Deal's May 2025 report. South Florida Agent Magazine's September 2025 feature said summer 2026, and a 2026 broker page lists 2027. The developer has not published a current completion date. Treat any delivery estimate as provisional until the developer confirms it in writing, and ask how your contract handles delays.

Launch pricing

At the 2025 launch, The Real Deal and Florida YIMBY reported prices from $780,000, and The Real Deal reported a projected total sellout of $14 million. South Florida Agent Magazine's September 2025 feature put the range at $780,000 to $1.2 million. Those are 2025 launch figures. Ask the sales team for the current price list and deposit schedule.

Roble One vs. nearby Coconut Grove projects

ProjectHeightResidencesHow it compares
Roble One Residences3 stories16One- and two-bedroom plans of 575 to 986 sq ft; launched from $780,000 in 2025; developer says daily rentals are allowed
OPUS Coconut Grove6 stories14All three- and four-bedroom residences, with pricing reported to begin around $2.8 million to $3 million (Florida YIMBY, April 2026)
The Lincoln Coconut Grove8 stories48Includes six penthouses; standard plans start at 1,227 sq ft of interior space (developer floor plans, 2025)
THE WELL Coconut Grove8 stories194Priced from $1.5 million, with a late-2028 completion target given at its January 2026 groundbreaking

The comparison shows where Roble One fits. OPUS is a similarly small building, but every home there has at least three bedrooms and its reported starting prices are more than three times Roble One's 2025 launch price; see our OPUS Coconut Grove guide. The Lincoln's smallest standard plan is larger than any Roble One residence; our Lincoln guide covers its floor plans by line. THE WELL is a much larger building with a later completion target; see our THE WELL Coconut Grove guide.

Roble One's niche is the combination of compact one- and two-bedroom homes, a 16-unit building and daily rental eligibility. Buyers who want a larger primary residence will find more options in the other three projects. If daily rental flexibility is part of your reason for buying, the rental documents deserve the closest review.

How to evaluate Roble One before you buy

  1. Join the waitlist on the Roble One building page to receive updates on availability, pricing and construction.
  2. Choose a plan, then ask what is left. With four one-bedrooms, 12 two-bedrooms and no published count of each plan, the residence you want may already be sold. Confirm current availability of Pilon, Ceiba, Mijao and Roble.
  3. Get the area in writing. Ask how the plan sheet figure for your residence is measured and how much of it is balcony.
  4. Read the rental rules in the condo documents. Confirm the daily rental permission in the declaration and rules, and check the City of Miami's short-term rental requirements.
  5. Request the current numbers: the price list, deposit schedule, projected monthly assessment and current completion estimate. Our guide on why buy pre-construction in Miami walks through the contract questions that matter most, and the Miami pre-construction roundup shows what else is selling.
  6. Work with an advisor who tracks the building. REHUB Miami follows the Grove's boutique pipeline and can tell you when Roble One's status changes.
