The Mansions on Fisher Island: Madar Group's Six New Estate Homes, Buyer's Guide (2026)

The Mansions on Fisher Island is a collection of six freestanding, newly built single-family estate homes on Links Drive, Fisher Island, developed by Madar Group USA and designed by Portuondo Perotti Architects, with interiors by Ford Interiors and construction by ASR Construction. They are houses, not condominium units. Also called Fisher Island Mansions or simply The Mansions, the project held its groundbreaking event on February 20, 2025. As of October 2026, three homes are under contract and three remain for sale, priced from $34 million up to the $57 million "Mega Mansion" (Mansion No. 7).

This guide pulls together what the developer, the press, Miami-Dade public records and the MLS show about the project. It covers each home that has published specs, the difference between the Mansions and the wider Links Estates subdivision, and what to verify before you make an offer. For context on the island itself, start with our Fisher Island neighborhood guide and our Fisher Island buildings compared overview.

The sales, pricing and delivery lines come from Madar Group USA's 2026 announcement, reported by The Real Deal on May 26, 2026 and published by PROFILEmiami on June 2, 2026 and Haute Living on July 28, 2026. The lot and address lines come from the Miami-Dade Property Appraiser as checked on October 23, 2026. Home sizes have shifted as the plans developed. Reports in October 2024 gave about 8,000 to 15,000 square feet, the February 2025 groundbreaking announcements gave 7,500 to 15,800, and the 2026 release says about 8,500 to more than 18,000.

Single-family homes, not condos

Most housing on Fisher Island is condominium housing, including the Palazzo buildings and the new Residences at Six Fisher Island. The Mansions work differently. Each one is a freestanding house on its own platted lot with its own Miami-Dade folio, so a buyer acquires land and a home rather than a unit in a condominium association.

Two cost lines show up for these homes:

  • Homeowners' association. The MLS listings for the project show an HOA of $12,452 per quarter (listing data as of 2026-10-23). Ask for the association's own budget and governing documents rather than relying on the listing figure.
  • Fisher Island Club. Cohen told The Real Deal in May 2026 that the membership club buy-in is $500,000. Douglas Elliman's 2025 groundbreaking announcement said residents will receive Fisher Island Club membership, but no published source says whether the developer or the buyer pays the buy-in, so get that answer in writing as part of your contract.

Links Estates is a 12-lot subdivision originally developed by Heinrich von Hanau. The Real Deal has reported that Madar acquired its sites from von Hanau for $40 million in 2024, and Bloomberg reported the purchase in October 2024. In county records, Madar's six lots are held by "Fisher Land" LLCs that share one Brickell mailing address. The other six lots (1001, 1002, 1006, 1008, 1011 and 1012 Links Dr) have unrelated owners and are not part of The Mansions.

That distinction matters when you search. 1011 Links Drive, for example, is also in Links Estates but is owned by trustees of the Hal Mintz 2021 Family Trust. The Real Deal reported in July 2026 that it was a 14,800-square-foot home under construction, asking $32 million and under contract. It is a separate project from Madar's homes.

1010 Links DrLot 3, Block 230-4209-021-010013,919 sq ft

Three record quirks to know about. First, the press and the county use Links Drive, while the MLS lists the homes on Fisher Island Drive under the subdivision name "The Mansions On Fisher": 1004 (A11929626), 1005 (A11890037), 1007 (A11890798) and 1009 (A11889917). Second, the developer's lot numbers follow the street numbers (Mansion No. 9 is 1009), but the plat does not: 1009 and 1010 are legally Lots 2 and 3 of Block 2. Third, Property Appraiser records as of October 23, 2026 still classify all six lots as vacant land, which is consistent with homes still under construction. County deeds show the Fisher Land LLCs taking title between 2022 and 2024, with sale prices recorded lot by lot.

The homes: Mansion No. 5, No. 7, No. 9 and the rest

Madar markets the homes by lot number. Specs have been published for three of them, and the MLS carries a fourth. The figures below are listing data as of 2026-10-23 unless noted.

Mansion No. 5 is under contract. Its listing describes six bedrooms on a 16,166-square-foot lot, with more than 4,000 square feet of terraces and outdoor space and views of the bay and the golf course.

Mansion No. 7, the Mega Mansion, sits on the largest of the six lots, at 23,400 square feet, with bay and golf views. It was listed at $55 million in February 2025 and is now at $57 million. The MLS gives 8 bedrooms, 10 full baths and 2 half baths, and the 2025 press coverage described the same layout. The 2026 developer release describes the $57 million estate as about 18,000 square feet on a half-acre, while the MLS shows 15,801 square feet. Ask the agent which plan is current and what the 18,000-square-foot figure includes.

Mansion No. 9 is the smallest of the homes with published specs: two main levels plus a rooftop and a four-car garage, with delivery listed for July 2027. It was listed at $29.9 million in February 2025, according to PROFILEmiami, and is now asking $34 million.

1004 is marketed at $42 million as an estate the buyer can customize. Its data comes from a single IDX copy of the MLS listing, and the lot size in its remarks (15,949 square feet) matches the county record for 1003 Links Dr rather than 1004. Confirm the folio before relying on any figure for this home.

Floor plans. Request the current plan set directly from the sales team, since bedroom, bath and square-footage figures have changed between announcements and listings.

Sales and pricing

Madar Group USA announced in mid-2026 that Lots 3, 5 and 10 are under contract. The developer described them as sales totaling $105.5 million. Their last asking prices were $36.5 million, $36.5 million and $36.0 million, or $109 million combined, and The Real Deal's May 26, 2026 headline put the combined ask at $106 million. The developer described all three as under contract but not yet closed, and we found no recorded closing as of October 23, 2026.

The three remaining homes are priced from $34 million to $57 million, according to the 2026 developer release. For comparison, October 2024 reports gave a range of about $31 million to $55 million. Fredrik Eklund and Dina Goldentayer of Douglas Elliman were the listing agents in early 2025. Dora Puig of Luxe Living Realty is now the exclusive sales agent and represented the developer in all three contracts.

For island-wide pricing context, see our Fisher Island condo prices market report. Keep in mind that condo price-per-square-foot figures do not translate directly to single-family homes on their own lots.

Architecture, interiors and renderings

Portuondo Perotti Architects designed the homes. Douglas Elliman, PROFILEmiami and the 2026 developer release all name the firm. Ford Interiors is credited with the interiors in the 2025 groundbreaking announcements and the Mansion No. 9 listing. ASR Construction is the exclusive builder. The developer says the firm has about 30 years of work on Fisher Island, including Palazzo Della Luna, Palazzo del Sol and Palazzo del Mar. The landscape credit is less settled: Inman, citing the New York Post, named Enzo Enea in February 2025, but the name does not appear in the developer's releases.

The renderings show Mediterranean-style villas in cream stucco with bougainvillea-covered pergolas on the roof terraces, pools, lawns and outdoor lounges. Mansion No. 9's garden facade, used as the cover of this guide, is a conceptual rendering.

Conceptual renderings distributed with the project's MLS listings by Luxe Living Realty. Finished homes may differ.

When reviewing the renderings, look at how close each house sits to its neighbors. On lots of 13,000 to 23,400 square feet, the side yards and the view corridor toward the golf course or the bay will vary from home to home. Ask which views each lot actually has, not which views the hero image suggests.

Inside the homes and around the island

The 2026 developer release lists these residence features:

  • Rooftop wellness retreats
  • Private elevators
  • Entertaining salons, office suites and children's lounges
  • Terraces and four-car garages
  • Italian millwork, natural stone and custom kitchens
  • Spa-grade baths and full-height glass

Outside the homes, the release points to Fisher Island's championship golf course, a new private beach club under construction, tennis and padel and a deep-water marina. Douglas Elliman's groundbreaking announcement adds the island's Beach Club, Vanderbilt Mansion, Spa Internazionale and Racquet Club. Confirm with the sales team how Fisher Island Club membership works for these homes, and who pays the $500,000 buy-in described above, before you budget.

The six lots line Links Drive in the Links Estates subdivision on Fisher Island, in unincorporated Miami-Dade (ZIP 33109). The lot for Mansion No. 7 has bay and golf views. The naming dispute

Devtov Group, developer of The Mansions at Doral, has sued Madar Group USA, Cohen, Davco Management and several Fisher Island LLCs, alleging infringement of its registered "The Mansions" trademark. The Miami Herald reported that the suit was filed in late June 2026, and the Tampa Bay Times syndicated the story on August 2, 2026. A project spokesperson said they had not been served and wanted an amicable resolution. We have found no outcome. The suit does not change the homes themselves, but the project name could change, so search for the addresses and folios as well as the brand.

How to evaluate a Mansion before you sign

  1. Pin down the exact lot. Match the marketing name (Mansion No. 5, No. 7, No. 9), the MLS address on Fisher Island Drive, the county address on Links Drive and the folio. Make sure the home is one of Madar's six and not another Links Estates lot.
  2. Get the current plan set. Square-footage figures differ between the listings and the developer release. Ask which is current and what any larger figure includes, such as garage, terraces or rooftop.
  3. Settle the club and HOA costs. Ask who pays the $500,000 Fisher Island Club buy-in, and request the HOA budget behind the $12,452-per-quarter listing figure.
  4. Ask for the deposit schedule and delivery terms. Request the payment schedule, the contractual delivery date and what happens if the Q4 2026 to July 2027 targets slip.
  5. Review the name dispute. Ask the developer how the Devtov trademark suit could affect the project name and marketing materials.
  6. Register for updates. Join the waitlist on the Mansions building page to hear when pricing, contracts or delivery dates change. REHUB Miami tracks the island's new-construction pipeline alongside the wider Miami pre-construction market.
