Ocean Terrace Residences Miami Beach: Pre-Construction Condo Guide (2026)
Ocean Terrace Residences is a planned oceanfront condominium and hotel project covering the whole block between 74th and 75th Streets, from Collins Avenue to Ocean Terrace, in North Beach, City of Miami Beach. It is developed by Witkoff, led by CEO Alex Witkoff, with development partner Ocean Terrace Holdings, the company of Alex Blavatnik and Sandor Scher. Revuelta Architecture International is the exterior design architect and executive architect, and RAMSA (Robert A.M. Stern Architects) is the interior design architect.
The program has 76 residences in two towers: 52 Boutique Residences in a 20-story condo tower and 24 fully furnished Resort Residences in the hotel tower. The site also includes a 42-key boutique hotel and a private members' club in historic buildings on the block that are being restored, plus about 15,000 square feet of street-level retail. Sales launched in October 2025 with prices from $6.3 million, and the developer is targeting 2029 for completion.
This guide covers the residence lines on the developer's floor plan sheets, the amenity program, the project's history and current construction status, and how Ocean Terrace compares with other North Beach and Miami Beach pre-construction condos. For the wider area, start with our North Beach neighborhood guide.

The developer does not publish a single street address for the project. Florida YIMBY and Urbanize Miami both use 7450 Ocean Terrace, and the assembled parcels cover 7400 to 7450 Ocean Terrace and 7409 to 7449 Collins Avenue. One note on the city: Witkoff's own portfolio page describes the project as being in "North Miami Beach," but the parcels are in the City of Miami Beach, which is a separate municipality.
Two towers: Boutique Residences and Resort Residences
Ocean Terrace splits its 76 homes between two buildings with different purposes, and that is the first decision a buyer makes.
| Boutique Residences | Resort Residences | |
|---|---|---|
| Number of homes | 52 | 24 |
| Building | Dedicated 20-story condo tower | The hotel tower |
| Layouts | One-bedroom plus den to five-bedroom duplex penthouses | One- to four-bedroom homes and penthouses, according to the launch release |
| Interiors | RAMSA-designed finishes and cabinetry | Sold fully furnished with RAMSA-selected decor |
| Ownership structure | Condominium | Condo-hotel units |
One source differs on the split. Witkoff's portfolio page lists 54 condominium residences and 22 hotel condominium residences, which also totals 76. The official project site, the October 2025 launch materials and every press report we reviewed use 52 Boutique and 24 Resort Residences, so this guide uses those figures. The developer has not published rental rules for either tower, so ask the sales team for the condominium documents before assuming how either product can be rented.
Ocean Terrace floor plans and residence sizes
The developer's Boutique Residences floor plan sheets give a size for every residence line. All figures below come from those sheets. Interior and exterior areas are listed separately because the terraces on the larger lines are substantial.
| Residence line | Layout | Interior (sq ft) | Exterior (sq ft) | Total (sq ft) |
|---|---|---|---|---|
| 603 to 1103 | 1 bedroom + den, 2 baths | 1,245 | 216 | 1,461 |
| 602 to 1102 | 2 bedrooms, 2.5 baths | 1,776 | 235 | 2,011 |
| 1202 to 2002 | 3 bedrooms, 3.5 baths | 2,857 | 378 | 3,235 |
| 604 to 1104 | 4 bedrooms + den, 4.5 baths | 3,362 | 932 | 4,294 |
| 1203 to 2003 | 4 bedrooms + den, 4.5 baths | 3,431 | 958 | 4,389 |
| 601 to 1101 | 4 bedrooms + den, 4.5 baths | 3,640 | 948 | 4,588 |
| 1201 to 2001 | 4 bedrooms + den, 4.5 baths | 3,728 | 995 | 4,723 |
| PH 21 South | 5 bedrooms, 6.5 baths | 4,889 | 1,187 | 6,076 |
| PH 21 North | 5 bedrooms, 6.5 baths | 5,121 | 1,145 | 6,266 |
| PH 22 South (duplex) | 5 bedrooms, 6 baths, 2 powder rooms | 5,198 | 5,527 | 10,725 |
| PH 22 North (duplex) | 5 bedrooms, 6 baths, 2 powder rooms | 5,453 | 6,040 | 11,493 |
The plan sheets show a clear pattern. The lower floors, numbered 6 through 11, mix one-bedroom-plus-den and two-bedroom homes with two four-bedroom-plus-den lines. From floor 12 up, the tower switches to larger homes: one three-bedroom line and two four-bedroom-plus-den lines. The top two levels hold four five-bedroom penthouses, and the two PH 22 duplexes each have an upper rooftop level with a private pool and spa, which helps explain their exterior areas of more than 5,000 square feet.
Two practical notes. First, the sheets number floors from 601 up to PH 22, while the developer describes a 20-story tower, so the floor labels on the plans may skip some numbers. Ask the sales team how the plan floor numbers map to actual levels before comparing views. Second, press reports have printed narrower size ranges: Florida YIMBY gave about 1,740 to 3,740 square feet, Urbanize Miami gave about 1,600 to nearly 4,000 square feet, and Witkoff's portfolio cites a 3,090-square-foot average. The developer's own sheets reach from 1,245 to 5,453 square feet of interior space, so rely on the sheets. You can review them on the Ocean Terrace building page.
Plan sheets for the Resort Residences were not part of our review, so their sizes are not listed here.
Residence finishes
According to the official residences page, every home has a private elevator landing. The Boutique Residences are finished with Parquet de Versailles white-oak floors, white marble and veined natural stone, custom RAMSA white-oak kitchen cabinetry with a white marble island, and ribbed glass and nickel details. Select residences have walk-in butler's pantries. Primary bathrooms have freestanding tubs and double walnut vanities, and floor-to-ceiling windows open to curved terraces with glass balustrades. The October 2025 launch release names Gaggenau appliances.
The Resort Residences are sold fully furnished with decor selected by RAMSA, oak millwork kitchens with fluted glass cabinets, stone-clad baths with soaking tubs and floor-to-ceiling sliding glass doors.
Architecture and project renderings
Revuelta's exteriors wrap around the restored historic buildings on the block. In the developer's renderings, the taller Boutique Residences tower has stacked, curving white balconies and a planted roof, while the shorter hotel tower is a more rectilinear glass volume. A restored white historic building sits at the base, and planted podium terraces and a breeze-block screen connect the two towers above the canopy of Ocean Terrace Park.
Developer renderings of Ocean Terrace Residences. Renderings are artist's conceptions and may change.
Urbanize Miami reported a height of 235 feet in March 2026 without saying which tower it referred to, and the developer has not published a height in feet. The developer released new renderings of the RAMSA-designed Resort Residences on March 23, 2026.
Amenities
The developer markets more than 60,000 square feet of amenities. The launch release split that into more than 18,000 square feet of interior space and about 50,000 square feet outdoors. (Florida YIMBY's November 2025 article gave a much smaller "more than 20,000 square feet," which does not match the developer's figures.)
According to the official lifestyle page, the program includes:
- Arrival: a private residential porte-cochere with a cobblestone drive and a triple-height motor court.
- Lobby level: a wood-paneled boutique lobby with a 14-foot coffered ceiling, a library, a tea room and a morning garden by Enea.
- Fitness: an indoor-outdoor fitness center with a movement studio, plus a shaded ocean-facing fitness terrace with a yoga lawn and juice bar.
- The Ocean Terrace (fifth floor): a podium deck designed by Enea with a 75-foot lap pool, a therapy pool, garden cabanas, hammock coves, a sunrise lawn, a private poolside bar, a summer kitchen and a residents-only southeast corner. The hotel's Sunrise Restaurant sits atop the deck.
- Services: residential concierge, wellness specialists, in-home catering, sommeliers and spa treatments.
- Members' club: a private club in one of the historic buildings on the site, with a restaurant, lounge, rooftop bar and a spa with sauna, steam and treatment rooms.
- Hotel and dining: the 42-key hotel with its own restaurant and bar, and three restaurants across the project.
Membership terms for the club, and whether owners receive membership automatically, have not been published. If club access matters to you, ask for it in writing before you sign.
Location: North Beach oceanfront, beside Ocean Terrace Park
Ocean Terrace occupies a full block with 350 feet of continuous ocean frontage, bounded by 74th Street, 75th Street, Collins Avenue and the Ocean Terrace roadway. The developer plans about 15,000 square feet of street-level retail on the block.
The project's first completed piece is public. Ocean Terrace Park, a five-acre, $15 million park along Ocean Terrace between 73rd and 75th Streets, was built under a development agreement between the City of Miami Beach and Ocean Terrace Holdings. Raymond Jungles designed it, and the city held its grand opening on October 3, 2025. The developer's materials also describe a beachfront pavilion bar and the sculpture "Reflection" by Prune Nourry in the park.
Ocean Terrace is one of several new projects in North Beach, alongside 7200 Collins and 72 Carlyle. Read our North Beach neighborhood guide for the area's streets, parks and buildings, and visit the block at different times of day before you choose a side of the tower.
Project history and construction status
Ocean Terrace has been in planning for more than a decade, and the current program is the latest version. Here is the dated record as of October 26, 2026:
- 2021: Miami Beach commissioners approved a settlement in which Ocean Terrace Holdings paid the city $3 million over a floor-area dispute. The Historic Preservation Board approved the version of the project then planned, which called for a 20-story, 75-unit residential building and a 127-room hotel in the renovated historic buildings plus a new building.
- February 2025: The Real Deal reported that Witkoff had joined Ocean Terrace Holdings to revive the stalled project, and that the partners had closed an $85 million preconstruction loan from J.P. Morgan.
- 2025: Urbanize Miami reported that the development agreement with the city was amended to remove the requirement for hotel units. The official program still includes a 42-key hotel.
- October 3, 2025: Ocean Terrace Park opened.
- October 27, 2025: Sales launched through Douglas Elliman Development Marketing, with prices from $6.3 million and more than $200 million in presales reported.
- March 23, 2026: New renderings of the Resort Residences were released. Three days later, Urbanize Miami reported that the project was intended to break ground later in 2026.
- August 2026: The developer told The Real Deal that sales were "approaching $400 million."
- Late August 2026: A notice of commencement showed subcontractor Icon Group doing concrete remediation and facade reinforcement at 7430 Ocean Terrace, one of the existing buildings on the site, to prepare for shoring.
- October 9, 2026: Part of the facade at 7430 Ocean Terrace collapsed during that work, and one worker was hospitalized. The Real Deal reported that the building was otherwise vacant.
As of October 26, 2026, no groundbreaking of the new towers has been reported, and we found no announced construction loan for vertical work. Reports have not said whether the preparatory work resumed after the October 9 incident. The developer's completion target is 2029, given as a year only. The sales figures above are dollar totals from the developer, not unit counts, so ask the sales team which residence lines are still available.
Ocean Terrace vs. nearby pre-construction condos
| Project | Team | Size of project | Pricing reported | Status (source) |
|---|---|---|---|---|
| Ocean Terrace Residences | Witkoff and Ocean Terrace Holdings; Revuelta; RAMSA | 76 residences: 52 Boutique, 24 Resort | From $6.3 million (October 2025 launch) | Selling; 2029 target; no tower groundbreaking reported (The Real Deal, October 2026) |
| 7200 Collins | Also designed by Revuelta | 12 stories, 222 furnished residences | Averaging in the $860,000s | Groundbreaking March 2026 (Florida YIMBY, March 2026) |
| 72 Carlyle Miami Beach Residences | Lefferts | 20 floors, 134 residences, one to three bedrooms | From about $900,000 | Pre-construction (Mercado, April 20, 2026) |
| The Delmore Surfside | DAMAC; Zaha Hadid Architects | 12 stories, 37 oceanfront residences at 8777 Collins Avenue | See the building guide | Targeting 2029 (Florida YIMBY, February 18, 2026) |
The table shows how different these projects are, even on the same stretch of coast. 7200 Collins and 72 Carlyle have far more residences and much lower reported entry prices. The Delmore in Surfside is the closer comparison: a small oceanfront building with the same 2029 target. For more detail, read our guides to 7200 Collins, 72 Carlyle and The Delmore, and see the monthly Miami pre-construction condo roundup and the October 2026 pre-construction news.
How to evaluate Ocean Terrace before you commit
- Choose the tower first. The Boutique Residences are a 52-home condominium. The Resort Residences are 24 furnished condo-hotel units inside the hotel tower. They are different products with different costs and uses, so decide which one fits your plans before you compare lines.
- Pick lines from the floor plan sheets. Interior sizes run from 1,245 square feet to 5,453 square feet, and the four-bedroom-plus-den lines differ by several hundred square feet of interior space. Review the sheets on the building page and ask how each plan floor number maps to an actual level and view.
- Get the current price list and deposit schedule. Pricing started at $6.3 million at launch. The developer has not published a price per square foot or deposit schedule, so request both for the specific lines you want.
- Read the condominium documents for rental terms and costs. Ask for the estimated monthly assessment, the rental rules for your tower and, for a Resort Residence, how the hotel rental program works.
- Ask about the members' club. Find out whether owners receive membership and what it costs.
- Track construction. The towers had not broken ground as of October 26, 2026. Ask for the current construction schedule, and watch for a groundbreaking and a construction loan announcement. Our guide on why buy pre-construction in Miami covers the contract questions that matter most.
- Join the waitlist on the Ocean Terrace building page to hear from REHUB Miami when the project's status or availability changes.
