Park West, the few blocks of Downtown Miami north of the arena where E11EVEN and Club Space sit, has become the city's laboratory for one product: fully furnished condos with no rental restrictions, built for nightly rental income. Palm Tree Residences Miami is a planned 37-story tower at 1018 N Miami Avenue (the corner lot is also addressed 31 NW 10th Street), branded by Palm Tree Crew, the festival and hospitality company founded by the DJ Kygo and his manager Myles Shear. Developed by PMG, Lion Development Group, EDEN Residential and Sterling Equities and designed by Kobi Karp, it holds 483 fully furnished residences priced from $500,000 to $1.8 million, with no minimum rental restrictions.

The Park West Playbook

The thesis is simple. Downtown Miami draws visitors year-round for the arena, the port, the nightlife and, increasingly, for events at Miami Worldcenter two blocks away. The Residences

All 483 homes are delivered fully furnished and finished, from junior suites up to three-bedrooms, with select plans adding dens and Murphy beds. Every residence has a private balcony and an in-unit washer and dryer. Kitchens are by Italkraft with Miele appliances and Waterworks fixtures.

Early broker floor-plan data (subject to change) shows junior suites around 480 to 630 square feet, one-bedroom-plus-den plans around 600 square feet, two-bedrooms around 850 to 865 square feet and three-bedrooms around 1,200 square feet. An MLS listing in the building confirms a 581-square-foot junior suite. These are compact, rental-efficient plans by design.
