For 30 years the Delano has meant one building: the Philippe Starck hotel on Collins Avenue that defined South Beach in the 1990s. In February 2026, the brand's owner Ennismore and developer PMG announced something the Delano name had never been attached to before: residences you can own, in a 90-story tower on Biscayne Boulevard.
Delano Residences & Hotel Miami is planned for 400 Biscayne Boulevard in Downtown Miami, a 1.2-acre site next to PMG's under-construction Waldorf Astoria. At close to 1,000 feet it would be the city's second supertall. It holds 421 fully finished and furnished residences, split into two products with very different rules, and its headline amenity is a public observation floor about 850 feet up with a cantilevered glass deck.

Two Buildings in One Tower
The most important thing to understand about Delano is that it is really two residential products stacked on top of each other, and the rules change at floor 48.
The Delano Collection, floors 20 through 47, holds 266 residences: furnished suites, one-bedrooms, one-bedroom-plus-den, two-bedroom lockouts and two-bedrooms. These have no rental restrictions. An owner can rent nightly, use the unit as a pied-Ã -terre between stays, or do both. The lockout two-bedrooms, which split into two separately rentable keys, exist for exactly that purpose.
The Delano Residences, floors 49 through 75, hold 155 full-time homes: one-bedrooms, two-bedrooms, two-plus-den and three-bedrooms. Daily rentals are not permitted here. These are the primary-residence and long-stay floors, and they sit above the Collection with higher views to match.
The project's name includes "Hotel", and the tower will operate hospitality services, but as of this writing no hotel room count has been published. In practice the 266 Collection units are the hospitality inventory.
Design: Carlos Ott, CUBE 3 and Meyer Davis
The architect of record is CUBE 3, with Carlos Ott, the Uruguayan architect behind the Opéra Bastille in Paris and several Miami towers, credited as conceptual designer. Interiors are by Meyer Davis, the New York studio known for hotel work.
Residences are delivered fully finished and furnished, with Italkraft cabinetry, Sub-Zero and Wolf appliances, Waterworks fixtures and smart-home systems. Select residences come with a deeded, glass-enclosed furnished office suite. Published unit square footages are not yet available; expect them with the floor plans as sales progress.

The tower will sit beside the Waldorf Astoria Residences, giving PMG two supertalls on adjacent sites and making this block the tallest skyline in Florida.

The Developer
PMG (Property Markets Group) is the developer behind Downtown Miami's Waldorf Astoria supertall, The Elser, and the furnished short-term-rental towers in Park West including Palm Tree Residences. Delano is its second supertall in the city. Ennismore, the lifestyle arm of Accor, owns the Delano brand and will operate the hospitality program. Sales are handled in-house by PMG Residential.

A 2031 delivery means buyers are committing roughly five years out. That is normal for a supertall, but it makes the deposit schedule and the developer's track record more important than they would be on a 24-month project.
Pricing and Deposits
Residences start at $800,000 per the developer's announcement. The launch price sheet, as republished by brokers, put Collection suites from about $725,000 and one-bedrooms from about $950,000, with Residences-line one-bedrooms from about $1.46 million and three-bedrooms from about $3.7 million. Treat the broker-level figures as launch-era and subject to change.
The published deposit schedule is 10% at contract, 10% in October 2026, 10% at groundbreaking, 10% one year after groundbreaking, and 60% at closing. That is a 40% deposit before completion, which is standard for Miami pre-construction, spread over a longer-than-usual period.
Who This Building Is For
The short-term-rental investor. The Collection floors, with no rental restrictions and lockout plans, are built for nightly rental income in the most visited part of Downtown.
The brand-loyal second-home buyer. Delano Residences-line homes above floor 49 offer a full-service, hotel-style home without the rental traffic, with Accor benefits attached.
The skyline collector. Supertall towers are rare, and the upper floors here will have views over the bay, the port and the city that nothing else south of the Waldorf can match.
Who it is not for: anyone who needs to move in before 2031, or who is uncomfortable with a five-year delivery horizon.
