Miami has never had a finished building over 1,000 feet. That is about to change. This guide compares the city's supertall and near-supertall condo towers, including Delano Residences, Waldorf Astoria, 888 Brickell by Dolce & Gabbana, Cipriani Residences, Okan Tower and 1428 Brickell, on height, residences, status and what buying high actually gets you.

For most of its history, Miami's skyline topped out in the 700- and 800-foot range. The tallest completed buildings today are Panorama Tower, a mixed-use rental and hotel tower in Brickell at about 868 feet, and Aston Martin Residences, a condominium of about 820 feet at the mouth of the Miami River. No finished building in the city reaches 1,000 feet.

That changes this decade. Several condo towers now under construction or in sales are designed at or near the height ceiling set by federal aviation rules. The newest is Delano Residences & Hotel Miami, a 90-story tower that would rise next to the Waldorf Astoria on Biscayne Boulevard. This guide compares those towers and explains what height actually means when you buy.

What counts as a supertall, and why Miami stops at 1,049 feet

The Council on Tall Buildings and Urban Habitat defines a supertall as a building at least 300 meters, or about 984 feet, tall. By that measure, Miami has no supertall today.

Miami towers also run into a hard ceiling. Because of flight paths into Miami International Airport, the Federal Aviation Administration caps buildings in parts of Downtown and Brickell at 1,049 feet above sea level. Sites near the bay start only a few feet above sea level, so a tower designed to the limit lands at roughly 1,040 to 1,049 feet. That is why several projects cite almost the same height.

Waldorf Astoria Residences: first to the top

PMG's Waldorf Astoria Hotel & Residences is the tower most likely to become Miami's first supertall. Its stacked, offset glass cubes were conceived by Carlos Ott, with Sieger Suarez Architects as architect of record. Residences sit above a 205-key Waldorf Astoria hotel and range from studios to four-bedroom homes plus a penthouse collection. PMG reported the tower had reached its 75th floor by May 2026, with completion projected for 2028.

Delano Residences & Hotel: the newest supertall bid

Delano Residences & Hotel Miami is PMG's second tower on the same stretch of Biscayne Boulevard, one block north of the Waldorf at 400 Biscayne. Ennismore, Accor's lifestyle hotel group, owns the Delano brand, and this is the first time the name has been attached to residences anywhere.

What separates Delano from the other towers:

  • A public observation deck at about 850 feet. It is planned as Miami's first public observation deck, with a cantilevered glass section. A residents-only sky pool is planned near 800 feet, alongside a sky restaurant.
  • Two residence lines with different rental rules. The lower Delano Collection is planned with no rental restrictions and can join Accor's hotel rental program. The upper Delano Residences line is for full-time homes, with no daily rentals. Both lines are delivered finished and furnished.
  • Deeded offices. Select upper-line homes come with a separate deeded, furnished office suite.
  • A wider price range than its neighbors. The developer announced pricing from $800,000. A September 2026 price list republished by a broker showed Collection studios of about 311 to 466 square feet from roughly $775,000, and upper-line residences of about 786 to 1,645 square feet from about $1.5 million to $4.9 million.
  • The longest timeline. Sales began in March 2026 and the sales gallery opened at 400 Biscayne on April 2, 2026. Groundbreaking is estimated for 2027 and completion for 2031.

Published heights for Delano range from about 966 to 985 feet. At the high end, it would just clear the 984-foot supertall line. At the low end, it would not. Either way, it would be one of the three tallest towers in Miami.

On October 11, 2026, one Delano residence was listed on the MLS. It is a two-bedroom on the 57th floor, asking $3.34 million.

888 Brickell by Dolce & Gabbana

888 Brickell is planned at the full 1,049 feet on Brickell Avenue. JDS Development and PMG are developing it with GV Development, with architecture by Studio Sofield and interiors, kitchens and furnishings by Dolce & Gabbana Casa. All 259 residences are delivered fully finished and furnished. As of October 2026 we had not found a public report of vertical construction, so treat any delivery date as unconfirmed until it is.

The near-supertalls that deliver first

If height matters but you do not want to wait until 2028 or later, three towers come close and arrive sooner:

What buying in a supertall actually gets you

The top floors are rarely homes. In supertall towers, the highest levels often hold mechanical floors, amenities or public attractions. Delano's residences stop around the 75th floor, with the observation deck, sky pool and restaurant above. Compare the floor of the residence you can actually buy, not the height of the building.

Your neighbor may be another supertall. Delano and the Waldorf Astoria sit on adjacent blocks. Ask which direction your line faces and what stands, or is approved, in that direction.

Long timelines tie up deposits. Miami pre-construction typically asks for deposits of 30% to 50% before closing. A 2027 delivery returns your capital in months. A 2031 delivery holds it for about five years. Read the deposit schedule and the outside completion date in the contract, not the brochure.

Public attractions bring visitors. Delano's observation deck is meant to be open to the public. Ask how visitor entry and elevators are separated from residents before you buy.

Rental rules differ more than height. Delano's Collection line allows unrestricted rentals. Okan has condo-hotel units managed with Hilton. Other towers are built for full-time owners. For an investor, those rules matter more than an extra 50 feet.
