ORA by Casa Tua Brickell: Pre-Construction Buyer's Guide (2026)

ORA by Casa Tua is a 76-story pre-construction tower planned to rise roughly 930 feet at 1210 Brickell Avenue, on the southern half of Brickell's main avenue. It is the first residential tower for Casa Tua, the Miami Beach-born Italian hospitality brand founded by Miky and Leticia Grendene in 2001, and one of the largest short-term-rental-zoned condominium projects in the current Brickell pipeline.

The tower is developed by Fortune International Group -- Edgardo Defortuna's Miami-based real estate company that has built more than 30 residential towers and marketed 31,000 residential units since 1983 -- in partnership with Casa Tua. Architecture is by Arquitectonica, and interiors are by Milan-based m2atelier.

ORA delivers 540 fully finished and furnished residences zoned for short-term rental with a three-night minimum, plus approximately 53,800 sf of office space and 24,260 sf of retail in the podium. Residences run from ~487 sf studios to ~2,300+ sf four-bedroom layouts. Pricing starts near $950,000 at the studio end and runs into the low millions for larger residences. Delivery is targeted for 2028.

Where is ORA by Casa Tua?

The site is at 1210 Brickell Avenue, on the west side of the avenue between the Rickenbacker Causeway approach and the core financial-district cluster. Position it inside the Brickell grid:

  • Mary Brickell Village -- three blocks north, with restaurants, everyday retail, and the Brickell Metromover loop connection
  • Brickell City Centre -- five blocks north, with Saks, boutiques, dining, and the SW 8th Street Metromover station
  • Brickell Financial District -- immediately north, the cluster of banking headquarters and office towers on Brickell Avenue
  • Simpson Park's hardwood hammock -- two blocks west
  • Brickell Avenue waterfront walk and Brickell Bay Drive - immediately east
  • Miami River dining row at Garcia's Fish Market and Seaspice -- 10 minutes north
  • Rickenbacker Causeway and Key Biscayne -- a short drive south

Transit access is heavy in this pocket: the SW 10th Street Metromover station is walking distance, tying ORA into the free Metromover loop across Brickell and downtown, and Metrorail is accessible through the connected system at Brickell station.

Who's Behind ORA by Casa Tua?

The development pairs one of Miami's largest condo developers with one of its most recognizable hospitality brands.

Fortune International Group -- founded in 1983 by Edgardo Defortuna, a Miami-based real estate development, sales, marketing, and brokerage firm operating across 20 office locations with over 1,000 real estate professionals. Fortune has developed 30+ residential towers and marketed 120+ projects totaling 31,000 residential units. Prior Brickell work includes:

  • Jade Residences at Brickell Bay -- Fortune's first ground-up project in the early 2000s
  • 1200 Brickell and Village Plaza
  • Jade Signature in Sunny Isles Beach (Herzog & de Meuron)
  • Reach & Rise above Brickell City Centre
  • 1414 Brickell -- a planned 81-story tower Fortune is pursuing on the same avenue

Fortune paid $31M for the ORA site in July 2024 and secured pre-development financing during the same year. Sales launched in 2023, and the project was 45% reserved as of October 2024.

Casa Tua -- founded in Miami Beach in 2001 by Miky Grendene and his wife Leticia Herrera-Grendene. Miky was born in Padova, Italy, started his career in Milan in the late 1980s, and moved to Miami in 1989. Casa Tua began as a boutique hotel, restaurant, and members' club in a Mediterranean villa in South Beach's Art Deco District, and has since expanded into Aspen, Paris, New York (at the Surrey Hotel on the Upper East Side in October 2024), and Capri (Hotel La Palma, April 2026). ORA by Casa Tua is the brand's first ground-up residential tower.

Architecture and Design

The design architect is Arquitectonica, the Miami firm founded in 1977 by Bernardo Fort-Brescia and Laurinda Hope Spear. Arquitectonica's Miami residential portfolio spans everything from the Atlantis condominium (the "cube-out-of-the-middle" building) to Cipriani Residences, Regalia, and Fendi Chateau. The firm has 750 professionals across 12 offices worldwide.

The ORA design vocabulary:

  • 76-story massing at approximately 930 feet
  • Sculptural silhouette designed to hold its own on the Brickell skyline
  • Bosco mid-tower sky garden -- a suspended landscaped social floor with a 40-foot vertical dimension that acts as a landscaped social floor in the middle of the building, with walking paths, recreational lawn, meditation and sculpture garden
  • Rooftop terrace with pool and Vento restaurant program

Interiors are by m2atelier, the Milan-based architecture and design studio founded by Marco Bonelli and Marijana Radovic at Via Francesco Londonio 29 in a former industrial cookware factory. The firm employs a team of 50 architects and designers with projects across Europe, the US, and Asia. m2atelier is also handling interiors for the Dolce & Gabbana Residences Miami, another Miami luxury project by Fortune International. The m2atelier design language runs to Italian-domestic warmth -- natural materials, restrained palettes, and Casa Tua's signature design vocabulary imported into the residences.

Brand Heritage: Casa Tua Since 2001

Casa Tua is one of the newest branded-residence operators in Miami -- the brand is roughly 25 years old, versus Cipriani's 95+ years or Aman's 38 years -- but it is one of the few residential-brand operators whose flagship is in Miami rather than Milan, Paris, or New York.

Founding, 2001. Miky and Leticia Grendene opened Casa Tua in a Mediterranean villa in Miami Beach's Art Deco District in 2001. The property functions as a five-suite boutique hotel, a fine-dining Italian restaurant, and a members-only club. Interior architecture was handled by architect and designer Michele Bonan, whose Italian sensibility set the brand's design vocabulary.

Expansion. The brand grew through the 2010s and 2020s into a lifestyle collection:

  • Casa Tua Aspen -- restaurant
  • Casa Tua Paris -- restaurant
  • Casa Tua Cucina Wynwood -- second Miami location, a market-style all-day dining concept
  • Casa Tua New York -- opened in October 2024 at the Surrey Hotel on the Upper East Side, with a members' club, restaurant, and 100+ hotel keys
  • Casa Tua Capri at Hotel La Palma -- opened April 2026, the brand's first Italian location

Residential debut. ORA by Casa Tua is the brand's first ground-up residential building. The residence interiors, food and beverage program, and hospitality service standards are designed to translate the Casa Tua members' club experience into a full-time residential and short-stay hospitality product.

The Four Casa Tua Food and Beverage Concepts

The tower's ground-floor and rooftop program includes four distinct Casa Tua-operated concepts:

Terra -- a 24-hour gourmet market, bakery, and meeting spot on the ground floor. Casa Tua's answer to a European neighborhood market crossed with a cafe and meeting space.

Uva -- a wine enoteca featuring more than 500 sommelier-selected labels paired with Mediterranean cuisine.

Fuoco -- a wood-fired restaurant honoring the art of simple, timeless collaborative cooking, with guest chefs from around the world working over an open wood-burning fire.

Vento -- a two-story rooftop experience on top of the tower with an entertainment stage, private dining room, sky lounge and bar, rooftop pool experience, and intimate lounge with fire pits.

Terra, Uva, Fuoco, and Vento are integrated into the residence program -- owners and short-stay guests can access all four without leaving the building, and the concepts are also open to non-resident diners.

Amenities

Beyond the four F&B concepts, the amenity program is spread across the podium, mid-tower Bosco floor, and the rooftop:

Wellness and fitness

  • Full-floor wellness center
  • Full-floor fitness center
  • Yoga and group fitness studios

Bosco sky garden (mid-tower)

  • 40-foot-tall vertical sky park at the center of the building
  • Walking paths, recreational lawn, meditation area, sculpture garden

Rooftop

  • Vento rooftop bar and lounge
  • Rooftop pool with cabanas
  • Sky garden dining terrace

Podium and second-tier amenities

  • Resort-style pool
  • Social lounge with LED screen
  • Virtual sports simulators
  • Content creation rooms
  • Private offices
  • Chef's kitchen for residents' events
  • Private club for residents

Service

  • Dedicated flexible-stay check-in lobby
  • Separate elevator banks for owner residents and short-stay guests
  • On-site professional hospitality management
  • 24/7 concierge

The amenity square footage runs deep because the tower is structured as a hospitality-managed condominium -- owner amenities and short-stay-guest amenities are engineered to run in parallel without collision.

How ORA Compares to Other Brickell Branded Residences

Brickell's branded-residence pipeline is deep and layered. ORA sits inside a distinct sub-category: hospitality-operated, short-term-rental-zoned, entry-priced residences.

ProjectBrandStories / UnitsSTR-friendlyStarting Price
ORA by Casa TuaCasa Tua (Miami/Italy)76 / 540Yes (3-night min)~$950K
Cipriani Residences MiamiCipriani (Italy)80 / 397Not primary~$1.7M
Waldorf Astoria Residences MiamiWaldorf Astoria100 / 360Limited~$1.1M
St. Regis Residences BrickellSt. Regis47 / 154 (South Tower)LimitedPre-construction pricing
Baccarat Residences BrickellBaccarat (France)Under constructionLimited~$1.8M
Mr. C Residences BrickellCipriani family (Mr. C)Under constructionLimitedBoutique tier

The distinctions:

  • ORA is one of the few short-term-rental-friendly residences on Brickell Avenue with a 3-night minimum, integrated hospitality management, and separate check-in lobbies for owner and short-stay guests. Most other Brickell branded residences skew toward long-term ownership.
  • Entry pricing at ~$950K is the lowest in the branded-residence tier. Studios at that price point are targeted at investor buyers and pied-a-terre owners rather than primary residents.
  • Four operating F&B concepts on-site (Terra, Uva, Fuoco, Vento) exceeds the F&B footprint of Cipriani (one primary restaurant plus the 37th-floor speakeasy) or Waldorf Astoria.
  • Casa Tua brand is 25 years old -- the newest of the operating brands in the Brickell branded-residence pipeline -- but is one of the most Miami-native brands in the group.

The Brickell Neighborhood

Brickell is Miami's dense urban core: financial-district office towers, restaurants, condominium high-rises, and the city's main walkable neighborhood. From 1210 Brickell Avenue:

Retail and dining

  • Brickell City Centre -- Saks, boutique retail, dining, cinema, five blocks north
  • Mary Brickell Village -- restaurants and everyday retail three blocks north
  • Restaurant row on Brickell Avenue -- Komodo, Sexy Fish, Cipriani Downtown Miami, Casa Tua Cucina, La Mar at Mandarin Oriental Brickell Key
  • Miami River dining row -- Garcia's Fish Market, Seaspice, River Yacht Club to the north

Parks and outdoor

  • Brickell Avenue waterfront walk and Brickell Bay Drive frontage
  • Simpson Park Hammock -- 8.5 acres of preserved tropical hardwood two blocks west
  • The Underline -- linear park along the Metrorail alignment
  • Brickell Key and Bayfront Park 10 minutes east
  • Key Biscayne -- via the Rickenbacker Causeway a short drive south

Culture and civic

  • KASEYA Center (Miami Heat) and downtown arts venues
  • Perez Art Museum Miami (PAMM) and Frost Museum of Science in Museum Park
  • Miami Riverwalk connecting Brickell to Downtown

Transit

  • SW 10th Street Metromover station within walking distance
  • Brickell Metromover loop connecting to Brickell City Centre and Downtown
  • Brickell Metrorail station connecting to Miami International Airport

Brickell's walkability supports the STR-hospitality operating model -- short-stay guests can arrive at Miami International, take Metrorail to Brickell, and check into ORA without a car.
